6.2.D. - Page 17 <br /> 1. Effective Date and Term of Confract. The term of this Cor�tract shall <br /> cammence an (the "effecti�e date"), and shalE expire ten years <br /> �hereafter, to wit, on Thereaft�r, each year �pon the <br /> anni�ersary ofi the effective date, the initial term wil! automatically be extended as <br /> provided in paragraph 2. <br /> 2. Renewal. Each year on the anniversary o# the effecti�e date of this <br /> Contract (hereinafter referred fa as the "renewal date"), a year shalE autamaticafly be <br /> added to the initial term of this Contract unEess sooner term�natec� in accordanca with <br /> the pravisions herein. <br /> 3. Notice of Nonrenewal. <br /> a) If either �wner or CEty desires in any year not to renew the <br /> Con�ract, that party shall serve written notice of nonrenewal of the Contract on <br /> ti�e other party in ad�ance of the annual renewa! date of the Cor�tract. Unless <br /> such notice is served by Owner to City at least ninety (90) days prior to the <br /> annual r�newaf date, or served by City to Owner at least sixty (60) days prior to <br /> the annual renewal date, one (1) year shall be automatically added to the term of <br /> the Contract. <br /> b) Upan receipt by Owner of a notice of nonrenewal from City, Owner <br /> may make a written protest of �he notice of nonrenewaL City may, at ar�y time <br /> prior to the renewal, withdraw the notice of nonrenewal. <br /> c) If either City or Qwner serves notice of intent in ar�y year nat to <br /> renew tf►e Contract, #he existing Contract shall remain in effect for �he balance of <br /> the periad remaining since the arigir�a! execution or the last renewal of the <br /> Contract, as the case may be. <br /> 4. Standards for Historical Property. During the term of this Contract, the <br /> Historic Property shall be subject to the following conditions, requirements and <br /> restrictions and Owner agrees to same: <br /> a) Owner shall preserve and maintain the characteristics of historical <br /> significance of the Historic Praperty. Attached hereta, marked as Exhibit "B," and <br /> incorparated herein t�y tt�fs reference, is a list of those minimum standards and <br /> con�itior�s for mainienanee, use and preservation of the Historic Property, which <br /> shal! apply to such property throughout the term of this Contract. Owner shafl <br /> also comply with the requirements set forth in Cha�ter 40 of the Code of the City <br /> of Redwood City and with the Secretary of the Interior's Rehabilitation Standards <br /> set forth in Exhibit "D," and incorporafed herein by t�is reference. <br /> b) Owner shall, where necessary, restore and rehabilitate the property <br /> according to the rules and reguiations of the Office of the Historic Preservation of <br /> the State Department of Parks and Recreation and in accordance with the <br /> ATTYIAGR/2012.18517251728 BREWSTER M1LLS ACT CONTRACT <br /> REV: 11-15-12 VR <br /> Page 2 of 10 <br />
