thereof, entered into at any time, before or after, the date of recordation of any such Notice of
<br />Claim of Lien. In addition to the foregoing, the Maintenance Agreement shall provide for
<br />customary mortgagee protection provisions intended to protect the holder of any mortgage, deed
<br />of trust or other security interest made or given in good faith and for value. The Maintenance
<br />Agreement shall contain such other terms and provisions as shall be customary in similar
<br />agreements and mutually agreed upon by the Agency, City and Developer.
<br />
<br /> §520 CEQA Compliance
<br />
<br /> Pursuant to State CEQA Guidelines section 15097, in order to ensure that the mitigation
<br />measures and project revisions identified in the Final Environmental Impact Report and
<br />Addendum for the Project are implemented, the Agency shall adopt a program for monitoring or
<br />reporting on the revisions which it has required in the Project and the measures it has imposed to
<br />mitigate or avoid significant environmental effects and the Agency and the Developer shall
<br />ensure that the mitigation measures are implemented.
<br />
<br />Article 6. COVENANTS; NONDISCRIMINATION
<br />
<br /> §601 Covenants as to Uses
<br />
<br /> Developer covenants and agrees that during construction and thereafter, Developer shall
<br />devote the Project Site to the uses specified in the Redevelopment Plan for the period of time
<br />specified in Section 602. The foregoing covenant shall run with the land.
<br />
<br /> §602 Nondiscrimination
<br />
<br /> Developer covenants that it shall not discriminate against or segregate any person or
<br />group of persons on account of race, color, creed, religion, handicap, sex, sexual preference,
<br />marital status, national origin, or ancestry in the sale, lease, sublease, transfer, use, occupancy,
<br />tenure or enjoyment of the Project Site, nor shall Developer establish or permit any such practice
<br />or practices of discrimination or segregation with reference to the selection, location, number,
<br />use or occupancy of tenants, lessees, subtenants, sublessees or vendees of the Project Site. The
<br />covenants set forth in this section shall run with the land.
<br />
<br /> Developer shall refrain from restricting the rental, sale or lease of the Project Site on the
<br />basis of race, color, creed, religion, handicap, sex, sexual preference, marital status, national
<br />origin, or ancestry of any person. All such deeds, leases or contracts shall contain or be subject
<br />to substantially the following nondiscrimination or nonsegregation clauses:

<br /> "The grantee herein covenants by and for himself or herself, his or her heirs, executors,
<br />administrators, and assigns, and all persons claiming under or through them, that there shall be
<br />no discrimination against or segregation of, any person or group of persons on account of race,
<br />color, creed, religion, handicap, sex, sexual preference, marital status, national origin, or ancestry
<br />in the sale, lease, sublease, transfer, use, occupancy, tenure or enjoyment of the premises herein
<br />conveyed, nor shall the grantee or any person claiming under or through him or her, establish or
<br />permit any such practice or practices of discrimination or segregation with reference to the
