7.A. - Page 36 ATfACHMENT 1 <br /> 31. Prior to Final Map approval, the owner/applicant shall enter into an <br /> Improvement Agreement to guarantee the installation of all improvements <br /> required of the project and to provide for payment of all City inspection <br /> and plan check charges associated with the installation of public and <br /> private improvements, including, but not limited to, streets, sanitary <br /> sewers, water, storm drains and street lights. <br /> 32. The applicant/contractor shall apply for a Construction Improvement <br /> Permit from CDD for work in the City public right-of-way, easements or <br /> property in which the City holds an interest. <br /> 33. If all or a portion of the project site is located in a FEMA special flood <br /> hazard area, the applicant shall adhere to the City's Floodplain <br /> Management Ordinance, Chapter 41 of the City's Municipal Code. <br /> 34. Applicant shall adhere to the Subdivision Map Act and Chapter 30 of the <br /> City's Municipal Code. <br /> 35. Prior to Final Map approval, Applicant shall submit engineered <br /> Improvement Plans (including specifications & engineers cost estimates), <br /> for approval by the City Engineer, showing the infrastructure necessary to <br /> serve the Project. The Improvement Plans shall include, but are not limited <br /> to, all engineering calculations necessary to substantiate the design, <br /> proposed roadways, drainage improvements, utilities, traffic control <br /> devices, retaining walls, sanitary sewers, and storm drains, pump/lift <br /> stations, street lightings, common area landscaping and other project <br /> improvements. <br /> Vesting Tentative Map Conditions <br /> 36. These conditions of approval shall govern if there is any conflict between <br /> the approved vesting tentative map and the conditions of approval. <br /> 37. Prior to any Final Map approval, as applicable to the area encompassed <br /> by any Final Map, all applicable conditions of approval of the approved <br /> Vesting Tentative Map, as revised or amended, and Development Plans <br /> pertaining to subdivision improvements, shall be satisfied. <br /> 38. Public Utility Easements shall be dedicated for all public utilities, whether <br /> or not shown on the approved vesting tentative map. <br /> 39. Applicant shall prepare an engineering study to analyze and provide <br /> justification for the separate water system for fire to the satisfaction of the <br /> City Engineer.
