7.A. - Page 90 Pete's Harbor <br /> ���y.,� �c���.,���ity EIR Addendum <br /> October 8, 2012 Page 1-3 <br /> 13.85-acre' portion of the 46.45-acre 2003 EIR project site. The proposed Pete's Harbor <br /> Residential Community would include 411 apartments and associated private and public <br /> amenities, including conversion of the two existing commercial marinas to private marinas. On <br /> the south portion of the site, adjacent to the existing Villas at Bair Island apartment-marina <br /> complex, 311 apartments would be located in a 5-story building wrapped around a 61/z-story <br /> aboveground parking garage. The maximum height of this combination structure (including <br /> concealed rooftop equipment) would be 75 feet. <br /> On the west and north portions of the site, ten 3-story buildings would house a total of 100 <br /> apartments. The maximum height of each of the ten buildings (including concealed rooftop <br /> equipment) would be 40 feet, 6 inches. <br /> In comparison, the portion of the 2003 EIR project located on the Pete's Harbor property <br /> consisted of approximately 633 multifamily units in an array of five 21-story residential towers <br /> (up to 240 feet in height), and numerous low-rise residential flats and townhouses. <br /> In summary regarding the residential components of the various past and present proposals, the <br /> 2003 EIR evaluated a proposal totaling 1,930 multifamily residential units on two non- <br /> contiguous properties (Peninsula Marina and Pete's Harbor). The 2007 Addendum evaluated <br /> 796 multifamily units on one of those properties (Peninsula Marina/Peninsula Park, now One <br /> Marina). Currently, a total of 642 multifamily units are either under construction (One Marina = <br /> 231 units) or proposed (Pete's Harbor= 411 units) on the two properties. <br /> The following interrelated City approvals are expected to be necessary to implement the <br /> currently proposed Pete's Harbor project: <br /> (1) Planned Development (PD) Permit approval, including a request for a parking modification, <br /> (2) Tentative Map approval, <br /> (3) lot line adjustment, <br /> (4) design review, and approval of an Architectural Permit, <br /> (5) improvement plan approval, <br /> (6) grading permit approval, <br /> (7) building permit approvals, and <br /> (8) various other approvals, including water hook-up permit and sewer hook-up permit. <br /> The purpose of EIR Addendum No. 2 is to describe the changes or additions to the City's July <br /> 2003 EIR necessary to provide the CEQA documentation necessary for City consideration of <br /> the current Pete's Harbor project, including the associated City approvals listed above. <br /> 'The Marina Shores Village EIR identified the Pete's Harbor property as 13.21 acres while this <br /> Addendum lists 13.85 acres. The properties are identical;this Addendum incorporates the 0.60-acre <br /> access easement through the property that was calculated separately for the 2003 EIR, plus a recent <br /> recalculation that resulted in a+0.04 acre to the total site area. <br /> T.�1106951Addendumll(10695-01 J.doc <br />
