7.A. - Page 158 Pete's Harbor <br /> c;ity ot t�eawooa C:ity EIR Addendum <br /> October 8,2012 Page 2-28 <br /> 2.3 CURRENT ASSUMPTIONS FOR 2003 PENINSULA MARINA PROPERTY <br /> In December 2007, the City approved an Addendum to the 2003 Marina Shores Village EIR for <br /> the Peninsula Park project (2007 Addendum), which evaluated a reduced project that proposed <br /> new development only on the Peninsula Marina property. The Peninsula Park project evaluated <br /> in the 2007 Addendum is now called "One Marina," which is under construction. One Marina <br /> will include 231 multifamily residential units, which is 565 fewer units than the 796 units <br /> evaluated in the 2007 Addendum. One Marina will also include 10,000 square feet of retail and <br /> 200 hotel rooms, identical to uses evaluated in the 2007 Addendum. <br /> 2.4 DIFFERENCES BETWEEN THE CURRENT PETE'S HARBOR PROJECT AND 2003 EIR <br /> PROJECT <br /> The specific differences between the 2003 EIR project and current Pete's Harbor project <br /> proposal are described below. <br /> 2.4.1 Site Plan Chanqes <br /> (a) Current Proiect. The 2003 EIR project site (see Figures 2.2 and 2.3) encompassed <br /> approximately 46.45 acres in two non-contiguous properties: the southern Peninsula Marina <br /> property (33.24 acres) and a northern Pete's Harbor property (13.21 acres). The current Pete's <br /> Harbor project site is coterminous with the former Pete's Harbor property. The current project <br /> would include residential and marina land uses, each of which is described in more detail below <br /> (subsections 2.4.2 and 2.4.3). Parking would be accommodated on-site. <br /> (b) Differences. Overall land use differences between the Pete's Harbor component of the <br /> 2003 EIR and the current Pete's Harbor project are summarized in Table 2.2 and described in <br /> more detail below (subsections 2.4.2 and 2.4.3). In general, the 2003 EIR Pete's Harbor site <br /> plan included 222 more residential units (633 vs. 411) and a reconfigured, reduced inner <br /> marina--reduced to 1.66 acres from the existing 3.18 acres. The current Pete's Harbor project <br /> would retain the existing 3.18-acre marina in its current form. <br /> 2.4.2 Residential Chanqes <br /> (a) Current Proiect. The current Pete's Harbor project would include 411 apartments and <br /> associated private and public amenities. On the south portion of the site, adjacent to the <br /> existing Villas at Bair Island apartment-marina complex, 311 apartments would be located in a <br /> 5-story building wrapped around a 6 'h -story aboveground parking garage. The maximum <br /> height of this combination structure (including concealed rooftop equipment) would be 75 feet. <br /> On the west and north portions of the site, ten 3-story buildings would house a total of 100 <br /> apartments, with ten apartments in each "10-plex" building. The maximum height of each 10- <br /> plex building would be 40 feet, 6 inches. <br /> The overall Pete's Harbor residential density would be 38.52 units per acre (411 units/10.67 <br /> acres of land area).' All parking for residents and visitors would be located on-site, with 580 <br /> 'Redwood City policy includes on-site open space--but not water area (i.e., marinas)--in residential <br /> density calculations.
