By motion, approve the Parcel Map for lot merger at 640 Veterans Boulevard, <br /> abandon Sewer and Storm Drain Easements and accept the dedication of Emergency <br /> Access Easements, Public Service Easements, and Public Access Easements on said <br /> map. <br /> 2. By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with BRE Properties, Inc. <br /> 3. By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with BRE Properties, Inc. <br /> 4. By motion, approve and authorize the City Manager to execute a Stormwater <br /> Treatment Measures Maintenance Agreement with BRE Properties, Inc. <br /> BACKGROUND <br /> The project is a 5-story, 264 for-rent apartment development, with one level of <br /> subterranean parking, one level of podium parking. On January 17, 2012, the Planning <br /> Commission conditionally approved the Planned Development Permit. The site formerly <br /> housed a car dealership. <br /> ANALYSIS <br /> The developer's engineer completed the parcel map, improvement plans, and <br /> specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br /> Standards, and to the satisfaction of the City Engineer. The parcel map merges two <br /> existing parcels into one. Improvements include new sewer, storm and water services, <br /> public sewer and water mains, sidewalk modification per powntown Precise Plan <br /> standards, trees, pedestrian lighting and stormwater treatment measures. The project <br /> also creates a continuation of Samson Street between Winslow Street and Veterans <br /> Boulevard for bicycles and pedestrians. <br /> The developer, BRE Properties, Inc., will post bonds in the amount of $2,252,250 as <br /> required by the Improvement Agreement. The developer anticipates completion of all <br /> improvements in 2014. All work associated with this project is being paid for by the <br /> developer. <br />
