Redwood City Costco Gasoline Expansion P�7.A. - Page 234 <br /> August20,2012 ruye« <br /> Effects of Proposed Fuel Station Expansion on Parking <br /> The concept site plan for the proposed expansion of the Costco Gasoline fuel station from three to <br /> five islands along with associated parking modifications shows a net parking supply gain of 2 stalls <br /> (for a new total parking count on the Costco parcels of 747 spaces). While some parking will be <br /> removed immediately adjacent to the fuel station to accommodate the additional fuel islands, the <br /> parking lost in that location will be made up by other parking modifications and restriping (from <br /> existing 10-foot wide stalls to 9-foot wide stalls) in Zones 3, 4, and other areas of 6. Figure 9 shows <br /> the locations on site that will be modified to off-set the parking loss in Zone 6. Given that there is <br /> sufficient parking on site today and a net gain of 2 stalls in parking supply is proposed as part of the <br /> fuel station expansion, it can be concluded that there will still be sufficient parking on site to <br /> accommodate the typical and seasonal peak parking demands with an expanded fuel station in <br /> place. It is not anticipated that the fuel station expansion project will significantly increase or <br /> noticeably change parking demand on the site. However, even if parking demand does increase, <br /> there is still 17% reserve capacity during the peak half hour within the Costco parcel (or <br /> approximately 125 spaces assuming parking is "full" at 90% occupancy) to accommodate a <br /> fluctuation in parking demand. <br /> Kittelson&Associates,Inc.
