7.A. - Page 8
intersection, possible improvements to the Middlefield/Willow intersection, and
improvements to site conditions that would result in improved on-site circulation.
The revised conceptual site plan dated November 9, 2012 (Attachment 8) references
specific improvements to the on-site circulation. For example, the main driveway
entrance/exit would be reconfigured to include a stop sign for traffic exiting the site to
help further control operations at the internal intersection. The first drive aisle would be
closed and a new cut through would be created, resulting in five fewer parking spaces,
to help pull traffic away from the internal intersection. More specifically, changes in the
site plan would reduce the on-site parking space from 747 parking stalls initially
proposed during the October 16, 2012 Planning Commission hearing to 740 parking
stalls, as referenced in Table 1 below.
Table 1 — Parkinq Revisions
Existing Presented at Revised Plan
10/16/12 PC Mtg
PARKING
10-ft wide stalls 459 191 191
9-ft wide stalls 270 540 533
Handicap stalls 16 16 16
Total: 745 747 740
Further consideration has also been given to improvements that can be made to the
Middlefield/Willow intersection, such as additional signage, such as "do not block
intersection," and lane guidance markers, both of which are intended to keep the
intersection free of obstructing traffic.
To accommodate the improved site circulation plan, a reduction in the overall pervious
area is presented in the revised landscape plan dated January 25, 2013 (Attachment 9).
It should be noted that although there is an overall decrease of 0.4% in pervious area
(from 8.9 percent existing to 8.5 percent proposed), the Applicant is proposing
approximately 80 percent more trees than what is minimally required by the City, in that
267 trees are proposed where 148 trees are required.
Table 2 — Landscape Revisions
Existing Presented at Revised Plan
10/16/12 PC Mtg
LANDSCAPING
Trees 271 262 267
53,212 SF TBR: 6316 SF; TBR: 6462 SF;
Pervious Area TBA: 1312 SF; TBA: 3973 SF;
8'9% T: 48,208 SF (8%) T: 50,273 SF (8.5%)
TBR = To Be Removed TBA = To Be Added T= Total
