A 6.4.A. - Page 23 <br /> 17A.4- Minimum Pervious Area and Stormwater Re�ulations. <br /> A minimum of ten (10) percent of each lot shall be pervious area, to be composed of <br /> landscapin�, ve�etated open space, or permeable pavin� materials, consistent with the <br /> provisions of Section 32.12 of the Zonin� Ordinance, as that section mav be amended from time <br /> to time. All development is also subiect to the requirements of Chapter 27A (Stormwater <br /> Treatment Measures and Maintenance Pro�ram) of the Municipal Code, as that chapter may be <br /> amended from time to time. <br /> 17A.5 - Facade Composition and Architectural Re�ulations. <br /> A. Street-facin� facades of all buildin�s shall incorporate windows, entrances, and openin�s <br /> providin� li�ht to adiacent spaces, rooms, and uses. Windows and openin�s facin� streets <br /> shall constitute a minimum of the followin� percenta�e of street-facin� buildin� faces: <br /> 1. 40 percent at commercial �round floor uses, <br /> 2. 30 percent at commercial upper floor uses, <br /> 3. 20 percent at industrial �round floor uses, and <br /> 4. 10 percent at industrial upper floor uses. <br /> B. For properties with propertv fronta�e alon� Broadwav: <br /> 1. At least one primarv entrance to a �round floor use shall face Broadwav. On corner <br /> parcels, the primarv entrance mav face the street corner of Broadwav and a secondarv <br /> street. Interior space shall be arran�ed to orient toward that entrance as the primarv <br /> entrance. Si�na�e or other means shall be used to direct persons toward that entrance. <br /> 2. Connections between on-site walkways and the public sidewalk on Broadway shall be <br /> provided. An on-site walkway shall connect the primary buildin� entry or entries to a <br /> public sidewalk on each street fronta�e. Such walkway shall be the shortest practical <br /> distance between the primary entry and sidewalk, �enerally no more than 125 percent <br /> of the strai�ht line distance. <br /> 3. No street fronta�e wall alon� Broadway may run in a continuous plane for more than 20 <br /> feet without an openin�. Openin�s fulfillin� this requirement shall have transparent <br /> �lazin� and provide views into work areas, displav areas, sales areas, lobbies, or similar <br /> active spaces, or into window displavs that are at least three feet deep. Exceptions are <br /> subiect to approval bv the responsible review authoritv. <br /> C.
