Overall Vision and Intent. The Mixed-Use Nei�hborhood (MUN) district implements the <br /> Mixed Use - Nei�hborhood land use cate�ory in the General Plan. The MUN district provides <br /> opportunities for moderate-scale developments that facilitate pedestrian-friendly <br /> environments. The purpose of the MUN district is to provide areas for a variety of activities, <br /> includin� commercial, office, and moderate-density residential uses, or a mixture thereof. <br /> Sin�le-use residential and nonresidential buildin�s are permitted in the MUN district as well. <br /> Sensitivity to lower-intensity adjacent uses, a focus on pedestrian and street-oriented <br /> desi�n, and uses that serve the immediate nei�hborhoods are key considerations. <br /> B. Applicability. The buildin� desi�n standards, site desi�n standards, and anv and all other <br /> land use and development requirements, standards, re�ulations, or other provisions set <br /> forth in this Article 54 shall applv to all development within the �eo�raphic boundaries <br /> established bv and for this Article, notwithstandin� anv other provision of the Redwood Citv <br /> Zonin� Ordinance to the contrarv.
