If <br /> the results of the screenin� analysis indicate thresholds of si�nificance would <br /> be exceeded by the project, a quantitative health risk assessment shall be <br /> required to identify exposure levels to TACs below those recommended by <br /> the BAAQMD. <br /> (2) Findin�s. The responsible review authority, in approvin� an exception to the <br /> residential location requirement, must make findin�s that anv such proiect <br /> includes measures to miti�ate air qualitv impacts associated with TACs to a <br /> less-than-si�nificant level. <br /> b. Residential Noise Notice. Residents of new residential or mixed-use development <br /> proiects in the MUN district, whether owners or tenants, shall be notified in writin� <br /> before takin� up residence that thev will be livin� in an urban-tvpe environment and <br /> that the noise levels mav be hi�her than a strictiv residential area. <br /> The covenants, conditions, and restrictions of a residential or mixed-use proiect shall <br /> require that prospective residents acknowled�e the receipt of the written noise <br /> notification. Si�natures shall confirm receipt and understandin� of this information. <br /> 3. Mixed-Use Development - Specific Re�ulations. Residential and non-residential uses <br /> that are verticallv inte�rated into one buildin� or horizontallv inte�rated on the same <br /> site shall complv with the development standards listed in Tables 54-2 and 54-3 as thev <br /> pertain to Mixed-Use, in addition to the standards of this Section 54.2.B.3. <br /> a. Limitations on Use. The nonresidential component of a mixed-use proiect shall be a <br /> use allowed by Section 54.2 (Use Re�ulations) and Table 54-1, subject to the <br /> followin� additional limitations. <br /> i. Prohibited uses. The followin� uses and activities shall not be permitted within <br /> any mixed-use development: <br /> (1) Maior vehicle/equipment repair (e.�., bodv or mechanical work, includin� <br /> boats and recreational vehicles, vehicle detailin� and paintin�, upholsterv, or <br /> anv similar use). <br /> (2) Stora�e of flammable liquids or hazardous materials bevond that normallv <br /> associated with a residential use. <br /> (3) Manufacturin� or industrial activities, includin� but not limited to weldin�, <br /> machinin�, or anv open flame work. <br /> (4) Anv other activitv or use, as determined bv the responsible review authoritv <br /> to not be compatible with residential activities and/or to have the possibilitv <br /> of affectin� the health or safetv of mixed-use development residents due to <br /> the potential for the use to create dust, �lare, heat, noise, noxious �ases, <br /> ATTY/ORD.387/GP ZONING ORD MIXED-USE NEIGHBORHOOD DISTRICT UNDER ARTICLE 54 <br /> REV:03-06-13 PT <br /> Page 45 of 86 <br />
