Common Residential Open Space Requirements.To the extent that common open space is <br /> provided, the followin�standards are applicable: <br /> 1. Minimum Dimension. The minimum dimension of any common open space area shall <br /> be 15 feet. <br /> 2. Minimum Square Foota�e. Minimum square foota�e of any common open space area <br /> shall be 500 square feet. <br /> 3. Common Open Space Open to the Sky. Not less than 80 percent of the total reauired <br /> usable common open space shall be unobstructed to the skv. Of the allowable 20 <br /> percent that mav be obstructed to the skv, obstructions mav include such structures as <br /> required to accommodate chan�in� rooms, bathrooms, and other uses ancillarv to the <br /> common open space. <br /> E. Pervious Area and Open Space. For stand-alone residential uses, a minimum of 20 percent <br /> of each lot shall be pervious area; for mixed-use and non-residential uses, a minimum of 10 <br /> percent of each lot shall be pervious area. Pervious area shall be composed of landscapin�, <br /> ve�etated open space, or permeable pavin� materials, consistent with the provisions of <br /> Section 32.12 of the Zonin� Ordinance, as that section may be amended from time to time. <br /> Pervious areas set aside as usable open space may also serve as areas for infiltration of <br /> stormwater runoff, subject to review and approval by the En�ineerin� and Construction <br /> Division.
