Overall Vision and Intent. The Mixed-Use - Live/Work (MULW) district implements the <br /> Mixed Use - Live/Work land use cate�ory in the General Plan. The MULW district provides <br /> opportunities for a mix of live/work, li�ht industrial, technolo�v, creative industrv, and <br /> limited office, and complementarv uses. Live/work environments combine residential <br /> occupancv with commercial or li�ht industrial activitv in the same buildin� space, �enerallv <br /> with the resident usin� the combined or adiacent workspace for his or her business. Tvpical <br /> uses include artist lofts, studio spaces, small offices, and similar low-intensitv uses. <br /> Residential uses are permitted onlv as live/work (stand-alone residential development is not <br /> permitted), either in new developments or as adaptive reuse of existin� structures. Stand- <br /> alone commercial or industrial workspace areas are permitted, provided that activities limit <br /> or confine noise, dust, and vibration impacts, are low impact in nature, and are compatible <br /> with anv nearbv existin� or allowed residential uses. Development �enerallv is low to <br /> moderate in scale. <br /> B. Applicability. The buildin� desi�n standards, site desi�n standards, and anv and all other <br /> land use and development requirements, standards, re�ulations, or other provisions set <br /> forth in this Article 55 shall apply to all development within the �eo�raphic boundaries <br /> established by and for the Article, notwithstandin� any other provision of the Redwood City <br /> Zonin� Ordinance to the contrary. Whenever the requirements, standards, re�ulations, or <br /> other provisions of this Article conflict with the requirements, standards, re�ulations or <br /> other provisions set forth in the Redwood City Zonin� Ordinance or the Redwood City <br /> ATTY/ORD.387/GP ZONING ORD MIXED-USE NEIGHBORHOOD DISTRICT UNDER ARTICLE 54 <br /> REV:03-06-13 PT <br /> Page 68 of 86 <br />
