The responsible review authority may approve an exception to the <br /> maximum hei�ht requirement to accommodate a roof, if all of the followin� findin�s can be <br /> made: <br /> 1. Compatible. Such hei�ht exception will be compatible with surroundin� properties, <br /> uses, and nei�hborhood; <br /> 2. Number of stories. Such hei�ht exception will not exceed the allowable number of <br /> stories permitted pursuant to re�ulations in Table 55-3; and <br /> 3. Necessary. The roof is limited to the hei�ht necessarv for its proper functionin� or to be <br /> consistent with a particular architectural stvle. <br /> 54.8 Facade Composition and Architectural Re�ulations <br /> A. Buildin�Orientation and Entrances. <br /> 1. Nonresidential Entrances. Street-facin� primarv entrances shall be unlocked and <br /> accessible to the public durin� business hours. Entries shall be clearlv defined features <br /> of front fa�ades, and of a scale that is in proportion to the size of the buildin� and <br /> number of units bein� accessed; lar�er buildin�s shall have a more prominent buildin� <br /> entrance, while maintainin� a pedestrian scale. <br /> B. Buildin� Transparencv/Windows and Openin�s Facin� Streets. Placement and orientation <br /> of doorwavs, windows, and landscape elements shall create stron�, direct relationships with <br /> the street. Street-facin� fa�ades of all buildin�s shall incorporate windows and openin�s <br /> providin� li�ht to adjacent spaces, rooms, and uses. <br /> 1. Commercial/Industrial Ground-Floor Uses. Windows and openin�s facin� streets shall <br /> constitute a minimum of 50 percent of street-facin� buildin� faces. Windows shall <br /> provide a clear and transparent view into �round floor-uses or shall display merchandise <br /> to reinforce a pedestrian scale. <br /> 2. Commercial/Industrial Upper-Floor Uses. Windows and openin�s facin� streets shall <br /> constitute a minimum of 40 percent of street-facin� buildin�faces. <br /> 3. Live/Work Ground-Floor Uses. Windows and openin�s facin� streets shall constitute a <br /> minimum of 40 percent of street-facin� buildin�faces. <br /> 4. Live/Work Upper-Floor Uses. Windows and openin�s facin� streets shall constitute a <br /> minimum of 20 percent of street-facin� buildin�faces. <br /> C. Pedestrian Entrance Frequencv. At street fronta�es, �round-related entrances shall occur <br /> at least once everv 100 feet, as measured alon� the front propertv line.
