6.4.A. - Page 102 2.0 Project Description <br /> Mixed Use— Live/Work <br /> According to the General Plan, the Mixed Use - Live/UVork category facilitates a creative mix of <br /> residences and low-intensity workplaces. Live/work environments combine residential occupancy with <br /> commercial activity in the same building space, generally with the resident using the combined or <br /> adjacent commercial space for his or her business. Typical uses include artist lofts, studio spaces, small <br /> offices, and similar low-intensity uses. Creative industrial workspace areas are also permitted, provided <br /> that activities limit or confine noise, dust, and vibration impacts. Stand-alone residential development is <br /> not permitted. <br /> Development standards are consistent in both the General Plan and Zoning Ordinance Amendment as <br /> follows: <br /> ■ Combined Use <br /> o Maximum residential density: 20 du/acre <br /> o Maximum commercial intensity: 2.0 FAR <br /> o Maximum height: 3 stories <br /> ■ Single Use (Nonresidential) <br /> o Maximum intensity: 2.0 FAR <br /> o Maximum height: 3 stories <br /> The Mixed Use Live/UVork Zoning District directly correlates to areas identified as Mixed Use - Live/UVork <br /> on the General Plan Land Use map. The purpose and intent for the Zoning District directly correlates to <br /> General Plan goals and/or policies. The development standards and regulations of the Zoning <br /> Amendment are consistent with these purposes and intents. <br /> Light Industrial Incubator Overlay <br /> According to the General Plan, the Light Industrial Incubator Overlay is intended to provide highly flexible <br /> space for start-up and expanding light industrial businesses. In particular, the Incubator Overlay provides <br /> opportunities for small light industrial businesses to expand to medium-sized businesses, and to continue <br /> to function and create new jobs in Redwood City. The Overlay will also allow for the conversion of older <br /> out-dated uses, as the market dictates, into needed incubator space for smaller uses supporting health <br /> research, clean industrial, green technology, or research/development businesses. <br /> Development standards are consistent in both the General Plan and Zoning Ordinance Amendment as <br /> follows: <br /> ■ Intensity: 1.0 FAR <br /> ■ Maximum Height: 3 stories <br /> The Light Industrial Incubator Zoning District directly correlates to areas identified as Light Industrial <br /> Incubator Overlay on the General Plan Land Use map. This category also facilitates districts where emerging and evolving <br /> technologies and businesses can operate in flexible building spaces. Such businesses may involve <br /> combinations of traditional office activities and small-scale manufacturing or research and development <br /> uses. <br /> Development approaches can include low-scale buildings with limited or no outdoor use, or multi-story <br /> office buildings and structured parking.
