9.A. - Page 4 <br /> Even with the challenges to affordable housing unit production identified above, <br /> Redwood City has nevertheless worked with developers to obtain affordable units <br /> through Precise Plans (i.e. Woodside Villa Project), Development Agreements (i.e. <br /> Peninsula Park/One Marina Project), Density Bonuses (i.e. 640 Veterans Blvd. and 333 <br /> Main Street Projects) and through developer initiative (2580 EI Camino Real). The City <br /> has also worked collaboratively with San Mateo County, non-profits, the Town of <br /> Woodside and the school district to garner affordable units in the following housing <br /> developments: 104 Cedar Street, 490 Winslow Street and Canada College <br /> faculty/teacher housing projects. As mentioned above, Redwood City has also opted to <br /> take on the housing functions previously performed by the former RDA and plans to <br /> utilize City owned parcels for affordable housing development (i.e. Bradford and Heller <br /> Street sites) or on other projects as directed by the City Council. If in fact we prevail in <br /> the $10 million suit against the state, additional opportunities for using those set-aside <br /> funds will be explored by staff. The staff is also beginning to research other community <br /> benefit programs as it relates to development and housing and will hold a study session <br /> with the City Council on such programs in the near future. <br /> Upon its completion, the General Plan Annual Report will be going to the Planning <br /> Commission for review and recommendation, and then will be brought to the City <br /> Council for consideration. Staff will also return to the City Council in a Study Session on <br /> housing and community benefits. <br /> ALTERNATIVES <br /> Do not accept the Housing Element Annual Progress report and direct staff to revise the <br /> report before sending it to HCD. <br /> FISCAL IMPACT <br /> There are no fiscal impacts associated with this action.
