04/08/2013 <br /> Table 17A-3 <br /> Development Standards– Light Industrial Incubator Zonin� District <br /> Development Standard LII District Additional Re�ulations <br /> landscaped. <br /> No side yard setback required, except when any lot <br /> abuts an R District on either side, it shall have a side <br /> Side 0 feet Yard with a minimum width of fifteen (15) feet on the <br /> side abuttin�such R District. Side vard areas adiacent <br /> to streets shall be landscaped, except for driveways <br /> and sidewalks. <br /> No rear yard setback required, except when any lot <br /> Rear 0 feet abuts any R District on either side, it shall have a side <br /> yard with a minimum width of fifteen (15)feet on the <br /> side abutting such R District. <br /> Maximum Floor Area 1.0 <br /> Ratio (FAR) — <br /> B. Additional Development Standards. The followin� additional development standards shall <br /> apply to the LII District: <br /> 1. Any activities or operations connected with any use in the Li�ht Industrial Incubator <br /> Zonin� District that are normally capable of creatin� noise, odor, �lare, or dust, shall be <br /> located whollv within a completelv enclosed room having no exterior entrance within <br /> fifty (50) feet of any street or adiacent property unless such entrance is completely <br /> shielded bv part of the buildin�from such street or adiacent propertv. A use permit mav <br /> be issued to conduct these uses outside a buildin�; otherwise, all such uses shall be <br /> conducted within a buildin�. <br /> 2. Trash and refuse disposal facilities shall be enclosed by a solid hedge or ti�ht fence no <br /> lower in height than said facilities themselves. <br /> 3. Outdoor equipment shall be screened from public view bv a structure or landscapin�, <br /> shall meet all applicable safetv standards, and shall not be located within a required <br /> parkin� stall. <br /> 4. Where property within the Light Industrial Incubator Zonin� District abuts any R District, <br /> or is opposite from a site in an R District and separated therefrom by a street, alley, <br /> creek open drainage facilitv or other open area, equipment not fully enclosed within a <br /> buildin� includin� equipment mounted on the roof of a building, shall �enerate a noise <br /> level of sixty (60) decibels (dBA) as measured at any location on the residentially zoned <br /> property between 7•00 a m and 8•00 p.m. and a maximum of fiftv (50) decibels (dBA) <br /> between 8:00 p.m. and 7:00 a.m. <br /> ATT`f/ORD.387/GP ZONING ORD MIXED-USE NEIGHBORHOOD DISTRICT ORD.#1130-359 <br /> UNDER ARTICLE 54 FORMERLY MUFF#602 <br /> REV:03-06-13 PT <br /> Page 19 of 86 <br />
