Incentive-Based FAR Bonus. A bonus FAR of up to 0.2 (but not to exceed a total FAR of 1.0, not includin� exceptions as applicable in Section 29.3(B1(1) above) may be permitted for prolects that provide public or quasi-public open space, provided that all of the followin�conditions are met: a. Provide Quasi-Public or Public open space amounting to at least 0.25 acres or 10 percent of the proiect area, whichever is�reater, shall be provided. b. Quasi-Public or Public open space shall include enhancements to support its use, such as benches, trails, and landscapin�. c. Public or_quasi-public open space shall be bordered on at least one side bv a public street and shall be shall be accessible and fullv visible from that street. d. Si�nage and appropriate public access to the usable open space shall be provided to clearlv indicate that the space is available for public use. e. Public and quasi-public open space Public and quasi-public open space shall be located in front of buildin�s, and shall not be located where views of the quasi-public space from the public right-of-way would be obstructed bv buildin�s or other structures. f. A public access easement shall be recorded a�ainst the propertv that ensures public access to the portion of the proiect which qualifv it for the FAR Bonus. C. Outdoor Equipment and Facilities. 1. Trash and refuse collection and disposal facilities, and recyclin� facilities shall be enclosed__by a solid fence and screened with permanentiv maintained landscapin�. 2. Outdoor �enerators and equipment tanks shall be screen from public view bv a structure or landscapin�, shall meet all applicable safetv standards, and shall not be located within a required parking stall. 29.4- Minimum Pervious Area and Stormwater Regulations. A minimum of 20 percent of each lot shall be pervious area, to be composed of landscapin�, ve�etated open space, or permeable pavin� materials, consistent with the provisions of Section 32.12 of the Zonin� Ordinance, as that section may be amended from time to time. All development is also subiect to the requirements of Chapter 27A (Stormwater Treatment Measures and Maintenance Pro�ram) of the Municipal Code, as that Chapter mav be amended from time to time.
