Live/Work Units This section provides standards for live/work and artists lofts/studios, <br /> includin�the reuse of existin� nonresidential buildin�s to accommodate live/work uses. <br /> Live/work units shall be occupied bv business operators who live in the same building <br /> that contains the commercial activitv. <br /> a. limitations on Use The nonresidential component of a live/work proiect shall be a <br /> use allowed bv Section 54.2 (Use Regulationsl and Table 54-1, subiect to the <br /> followin�additional limitations. <br /> i. Prohibited uses. A live/work unit shall not be allowed to include any of the <br /> followin�activities: <br /> (1) Maior vehicle/equipment repair (e.g. bodv or mechanical work, includin� <br /> boats and recreational vehicles vehicle detai�in� and painting, upholstery, or <br /> anv similar uses). <br /> (2) Stora�e of flammable liquids or hazardous materials beyond that normally <br /> associated with a residential use. <br /> (3) Manufacturing or industrial activities, including but not limited to welding, <br /> machinin�, or any open flame work. <br /> (4) Any other activity or use as determined bv the responsible review authoritv <br /> to not be compatible with residential activities and/or to have the possibility <br /> of affectin� the health or safetv of live/work unit residents due to the <br /> potential for the use to create dust glare heat noise, noxious �asses, odor, <br /> smoke traffic vibration or other impacts or would be hazardous because of <br /> materials, processes, products, or wastes. <br /> b. Design Standards. <br /> i. Floor area requirement. A live/work unit shall have a minimum floor area of at <br /> least 750 square feet. The residential portion of the live/work unit shall be no <br /> less than 25 percent of the total unit area in order to ensure that the residential <br /> portion remains accessory to the primary commercial use and complV with <br /> California Buildin� Code requirements. All floor area other than that reserved for <br /> living space shall be reserved and re�ularly used for workin�space. <br /> ii. Separation and access of individual units. Each live/work unit shall be separated <br /> from other units and other uses in the buildin�. Access to each unit shall be <br /> provided from shop fronts directly from the sidewalk parallel to the primary or <br /> secondary street from common access areas, corridors, or halls.
