04/08/2013 2. Mechanical Equipment. Mechanical eauipment shall be desi�ned, where feasible (as determined by the Communitv Development Director, or his/her desi�nee), into the buildin� screened or baffled as outlined in this sub-section. Mechanical equipment may include but is not limited to, HVAC svstems, �enerators, vents, fire-risers, utilitv connections transformers, antennas, cables, and/or satellite dishes, alarm boxes, electrical connections to si�ns and lightin�fixtures, and li�htin�. a. Screening. All mechanical and air conditionin� equipment shall be shielded and screened from view from adiacent streets and properties. The screening shall be inte�rated architecturally with the buildin�. (1) Ground-mounted equipment. Ground-mounted equipment screenin� shall consist of a solid wall solid fence, or sufficient landscapin�, and site lavout dependent on the site, land use, and district. Otherwise, such equipment shall be enclosed in a buildin�. To the extent allowed bv the applicable utility companv, transformers between a buildin�and the street shall be under�round. (2) Roof-mounted equipment. Appropriate building massing, as well as roof screens and/or parapet walls desi�ned to incorporate the architectural stvle of the building shall form a complete screen of all roof-top equipment. Roof-mounted equipment shall be set back from buildin� roof ed�e to minimize view of equipment from adiacent streets and properties. (3) Facade installed equipment. Equipment installed on the faGade visible from the public ri�ht-of-wav shall be minimized in visual prominence, incorporated inside the buildin� wall or located out of public view. Exposed electrical conduit is not permitted and shall be run inside buildin� walls. If pre-existin�, exposed conduit shall be concealed and at minimum painted to match the buildin�. b. Baffling. All mechanical equipment shall be baffled to reduce sound to levels consistent with Chapter 24 (Noise Re�ulation) of the Municipal Code. c. Location. Mechanical equipment shall not be located in required vard setback areas. 3. Trash and Recyclin� Enclosures. Trash enclosures, recvcling area enclosures, or trash rooms shall be covered to protect from the elements, and completelv screened from the view of any public ri�ht-of-way. Where trash and recvclin� enclosures are provided, enclosures must be accommodated completelv within the property lines, and the materials used shall match those of the buildin�s. J. Stormwater Mana�ement. New development shall be subiect to the requirements of Redwood Citv Stormwater Mana�ement and Dischar�e Control Pro�ram (Municipal Code Chapter 27A).
