6.3.A. - Page 12 � - . <br /> Approved Commercial Square Feet attributable to Appraved Commercial Parcels far such Fiscal <br /> Year and, in each case, the Maximum Annual Special Tax Rate applicable to such commercial <br /> square feet 4} the total number o�Devefoped Commerc�al Square Feet and Approved Commercial <br /> Square Fe�t allocable to Prepaid Parcels, 5) the r�et taxable Developed Commercial Square Feet <br /> and Approved Cammercial Square Feet allocable to Taxable Parcels for such Fiscal Year, 6} the <br /> Special Tax rate necessary to satisfy Annual Costs applicable to such Developed Commercial <br /> Square F�Et and Approved Commercial Square Feet allocable to each Taxable Parcel for such <br /> Fisca! Year, 7) the amaunt af Special Taxes to be levied on each Taxable Parcel in the next <br /> ensuing Fiscal Year, 8) the annual Principal Prepayment Amount allocable to each Taxabfe Parcel, <br /> and 9) a Tax Collection Schedule. <br /> Parcels shall be classified as of their status applicable in the next Fiscal Year on each <br /> Classification Date. The secured properky tax roll, land use codes an� plo� map boaks maintained <br /> by the County Assessor of the County, in combination with of�cial records maintained by the City <br /> r�garding Development Agreements, recorded final maps, building permits issued, and ather <br /> changes �n parcel development status, will be the basis for class�fying the Parcels in the CFD. If <br /> the land use code on the secured prope�ty tax roll is incorrect, the City may assign the appropr�ate <br /> code based an its review of the status of the property. <br /> Commercial Parcels without Developed Camme�cial Square Feet or Approved <br /> Cammercial Square Feet shall be cfassifed as Inactive Parcels. Developed Cammercial Parcels <br /> and Appraved Commercial Parcels shall be classified as eikher Taxable Parcels or, if the Special <br /> Taxes for such Parcels have been prepaid, Prepaid Parcels. Residential Parcels and PubEic <br /> Parcefs shall be classified as Tax-Exempk Parcels. <br /> Once a Parcel is classified as a Taxable Parcel it may nat be removed from such <br /> classification unless i) Special Taxes allocable to such f'arcel have been prepaid pursuant to <br /> Section 7 hereof, in which case such Parcel shall be reclassified as a Prepaid Parcel, or ii} the Ci#y <br /> Manager determines that such removal shall nat cause the Special Tax rate �er commercial <br /> square foot on remaining Taxable Parcels to exceed their respective Maximum Annual Speciai Tax <br /> Rates. Once the number of Approved Commercial Square Feet and Developed Commercial <br /> Square Feet has been initially allocated to a Taxable Parcef (provided such initial allocakion is not <br /> in error), such number may not be reduced unless khe City Manager determines that such <br /> reduction shall not cause the Special Tax rate per commercial square foot on remaining Taxable <br /> Parcels to exceed their respective Maximum Annual Special Tax Rates. Appraved Commercial <br /> Parcels may be reclassified as Developed Commercial Parcels and, if warranted, their taxable <br /> commercial square feet reduced subject to the preceding sentence. <br /> The 5pecial 7ax shall be levied or�ly on Taxable Parcels, The amaunt of the Special Tax <br /> far each Taxable Parcel shall be determined in accordance with the provisions of Section 6 hereaf. <br /> Each Taxable Parcel's Special Tax for the next Fiscal Year shaf( be levied against such Parcel's <br /> assessor's parcel number as it was shown on the County Assessor's records of Parcefs in the CFD <br /> as of the priar January 1 lien date, or such other lien date established by the Caur�ty Assessor. <br /> Section 4.
