SECTION 3.0 PROJECT DESCRIPTION <br /> The orientation of the project site is such that the El Camino Real frontage faces northeast. To <br /> simplify the discussion,the El Camino Real frontage will be referred to as the eastern property line. <br /> The proposed project site is a 46,026 square foot(1.1 acre)parcel (APNs 059-172-070; 059-172-370; <br /> 059-172-380)located on the west side on El Camino Real at the southwest corner of El Camino Real <br /> and Oakwood Avenue in the City of Redwood City. The project site is designated Mi�ed Use— <br /> Neighborhood(MUN)under Redwood City's adopted General Plan and the City's zoning ordinance. <br /> /���� � ����� The easternmost area of the proj ect site is currently <br /> � � ,� <br /> � � ��� f , <br /> �'��, � ,� developed with a 3,700 square foot building (currently <br /> �"� � ;� � ,� �"°�� unoccupied but previously a restaurant) and a 2,000 <br /> �,��i����t,��� � , <br /> � ,�� '��,tM+ :u� ��� � ''` �� square foot building (currently occupied by a jewelry <br /> �� �� <br /> , �9��� a;�iry � store). The two buildings a�e surrounded b7 surface <br /> ��'� '` �'���,, v � ��� parking; two small lots at the entrances of each building <br /> � "�����,����i � i;�' � and a large lot located behind the buildings in the center <br /> ����'�,,��i�,��" , <br /> `��0,,� ' � '��" of the site. A tall, free-standing sign is located between <br /> ������r�;��t��;,l,��r <br /> �/i1i%i, ��f� �`° <br /> � ;� �� ��y;�,���;�,���� � the two buildings. The westernmost area of the project <br /> �'� � ��,���"�,�� �� site is not developed and is heavily vegetated with the <br /> ; � <br /> remnant of a former walnut orchard. As proposed,the <br /> , � project would demolish the existing buildings and <br /> ��; �� ����, . � '��� �� hardscape,remove the tall, free-standing sign and all <br /> � ���r���,, �� � �'� � ��, the trees on the property, and construct an assisted <br /> �� <br /> ��; ��r' � w <br /> �� �u��� ��'` � ���,,� � � senior living facility�with a small surface parking lot. <br /> r� �, ' F�: � ro'1����''�r��j A� ",.�,;; � <br /> � <br /> The facility would be a two-story (32.5 feet),U-shaped building with a central courtyard. The <br /> building would be approximately 37,000 square feet and would have 45 living units (up to 65 <br /> residents) and common areas including living rooms, activity areas, dining rooms,kitchen,laundry, <br /> staff room, and manager's office. A 27-space parking lot would be located immediately west of the <br /> building. (See Figure 3) The facility would be staffed 24 hours a day and would have approximately <br /> 60 employees who would work in three shifts (approximately 20 to 25 persons per shift depending on <br /> resident needs). <br /> There are currently no sidewalks on either roadway frontage. The project proposes to install a 10- <br /> foot wide sidewalk along the El Camino Real frontage which will connect to the existing sidewalk <br /> that ends immediately south of the project site. The project also proposes to install a seven-foot wide <br /> sidewalk along the Oakwood Avenue frontage that will connect to the e�sting sidewalk that ends <br /> immediately west of the project site. <br /> The building will have an approximately 15-foot setback from the back of the sidewalk on El <br /> Camino Real and will be separated from the sidewalk by short ornamental fence comprised of a solid <br /> base with wrought-iron spindles. Landscaping will be installed on both sides of the fence,including <br /> �The proposed facility would be for persons with limited ambulatory abilities.
