SECTION 3.0 PROJECT DESCRIPTION
<br /> The orientation of the project site is such that the El Camino Real frontage faces northeast. To
<br /> simplify the discussion,the El Camino Real frontage will be referred to as the eastern property line.
<br /> The proposed project site is a 46,026 square foot(1.1 acre)parcel (APNs 059-172-070; 059-172-370;
<br /> 059-172-380)located on the west side on El Camino Real at the southwest corner of El Camino Real
<br /> and Oakwood Avenue in the City of Redwood City. The project site is designated Mi�ed Use—
<br /> Neighborhood(MUN)under Redwood City's adopted General Plan and the City's zoning ordinance.

<br /> The facility would be a two-story (32.5 feet),U-shaped building with a central courtyard. The
<br /> building would be approximately 37,000 square feet and would have 45 living units (up to 65
<br /> residents) and common areas including living rooms, activity areas, dining rooms,kitchen,laundry,
<br /> staff room, and manager's office. A 27-space parking lot would be located immediately west of the
<br /> building. (See Figure 3) The facility would be staffed 24 hours a day and would have approximately
<br /> 60 employees who would work in three shifts (approximately 20 to 25 persons per shift depending on
<br /> resident needs).
<br /> There are currently no sidewalks on either roadway frontage. The project proposes to install a 10-
<br /> foot wide sidewalk along the El Camino Real frontage which will connect to the existing sidewalk
<br /> that ends immediately south of the project site. The project also proposes to install a seven-foot wide
<br /> sidewalk along the Oakwood Avenue frontage that will connect to the e�sting sidewalk that ends
<br /> immediately west of the project site.
<br /> The building will have an approximately 15-foot setback from the back of the sidewalk on El
<br /> Camino Real and will be separated from the sidewalk by short ornamental fence comprised of a solid
<br /> base with wrought-iron spindles. Landscaping will be installed on both sides of the fence,including
<br /> �The proposed facility would be for persons with limited ambulatory abilities. No residents of the proposed project
<br /> would drive or have automobiles parked or stored on-site.
