Report of Phase I Environnzental Site Assessnzent June 18, 2008 <br /> PSI Project Nun2ber 865-8E039 <br /> 1 FINDINGS AND CONCLUSIONS <br /> Professional Service Industries, Inc. (PSI) performed a Phase I Environmental Site <br /> Assessment (Phase I ESA) of the property at 2808 and 2826 EI Camino Real, Redwood <br /> City, San Mateo County, California. PSI performed the assessment to comply with the <br /> contract between PSI and Fountain Square Development West, LLC (Fountain Square). <br /> The subject property is located on the southeast corner of Oakwood Drive and EI <br /> Camino Real in Redwood City, San Mateo County, California. The Subject Property is <br /> defined by the County of San Mateo Assessors Office as Parcel Numbers (APNs) 059- <br /> 172-070, 059-172-370, and 059-172-380. The Subject Property consists of three <br /> parcels totaling approximately 45,064 square feet of land. The Subject Property is <br /> currently developed with two buildings. One is located at 2808 EI Camino Real with the <br /> building being approximately 2,000 square feet and occupied by Jackson Square Fine <br /> Jewelers as a retail outlet and offices. The second building is located at 2826 EI <br /> Camino Real. It is approximately 3,500 square feet and is currently used for <br /> miscellaneous storage. This building was used as a restaurant from at least the early <br /> 1930s until 2000. The two buildings share a parking lot and limited landscaping. The <br /> southern portion of the Subject Property is undeveloped other then two small sheds and <br /> is separated from the two buildings by a chain-link fence. <br /> During the site reconnaissance, no hazardous waste or materials were identified at the <br /> Subject Property. In a review of the environmental database report for the Subject <br /> Property and site vicinity, none of the listed sites appeared to be a recognized <br /> environmental condition (REC). <br /> The Subject Property historically has been used for commercial purposes. The property <br /> appears to be undeveloped in the 1899 Historical Topographic Map. The building at <br /> 2808 EI Camino Real was built in the early 1950s, while the building at 2826 EI Camino <br /> Real appears to have been built during the 1930s. Since the early 1950s, the building <br /> located at 2808 EI Camino Real has been used for commercial purposes, while the <br /> second building, located at 2826 EI Camino Real, was used as a restaurant from the <br /> 1930s until approximately 2000. <br /> Current use(s) of surrounding property includes Oil Changers to the northwest; EI <br /> Camino Real followed by Quality Care Auto Service to the northeast; Holiday Inn <br /> Express to the southeast; and an apartment building to the southwest. <br /> 1.1 PHASE I ESA <br /> PSI performed the Phase I ESA in general conformance with ASTM E 1527-05, <br /> modified to comply with the contract between PSI and Fountain Square. Limitations, <br /> exceptions, and deviations from this protocol are discussed in Section 3 of this report. <br /> 1 <br />
