Adopt a Resolution Considering an Initial Study Checklist and Approving <br /> Amendments to the Downtown Precise Plan, and <br /> 2. Adopt a Resolution Considering an Initial Study Checklist and Approving a Vesting <br /> Tentative Parcel Map and a Downtown Planned Community Permit for a New <br /> Development Consisting of approximately 300,000 square feet of office space and <br /> 5,075 square feet of restaurant space, and <br /> 3. Adopt a Resolution Approving, and authorizing the City Manager to execute, a <br /> Disposition and Development Agreement between the City and Redwood City Partners, <br /> LLC <br /> BACKGROUND <br /> On June 10, 2013, the City Council held a study session to obtain a preview of this <br /> important Downtown project. The developer, Hunter-Storm, LLC, presented the project <br /> graphics and discussed the overall project design intent. The building design and <br /> materials were positively received by the Council, as were the public spaces abutting <br /> the new buildings. The parameters of the Disposition and Development Agreement <br /> were outlined, as well, by staff. <br /> On July 2, 2013, the Planning Commission reviewed the project and moved forward <br /> three recommendations to the City Council: 1) The Commission recommended, after <br /> considering the Initial Study Checklist, approval of certain modifications to the <br /> Downtown Precise Plan to accommodate the project, 2) recommended, after <br /> considering the Initial Study Checklist, approval of the Vesting Tentative Parcel Map <br /> and Downtown Planned Community Permit, and 3) recommended approval of a <br /> Disposition and Development Agreement with Redwood City Partners, LLC (Attachment <br /> 9). <br /> The resolution for the Vesting Tentative Parcel Map and Downtown Planned Community <br /> Permit (Attachment 5) has some minor modifications from the version recommended by <br /> the Planning Commission. The modifications seek to provide some additional clarity <br /> with respect to the dual plumbing requirements and the Inflow and Infiltration (I&I) <br /> issues associated with the sewer mains. <br />
