, <br /> 1. That pursuant to the provisions of Chapter 30 of the <br /> Code of the City of Redwood City, exception to the provisions of <br /> Section 30.63 of said Code is hereby granted for the above described <br /> real property to allow all of the proposed lots of the subdivision, <br /> except Lot A, to have less than 50 feet of street frontage, to <br /> have less than 90 feet of lot depth, and to have less than 6,000 <br /> square feet of lot area. <br /> 2. The exceptions set forth in paragraph 1 hereof are <br /> granted subject to the following conditions relating to Peti- <br /> tioner' s request for a subdivision of the above described real <br /> property heretofore conditionally approved by the Planning <br /> Commission: <br /> a. That a Homeowners' Association be organized- for <br /> maintenance and operation of the common areas, <br /> structures, and facilities, including the exterior <br /> portions of the existing structure. As a condition <br /> of purchase of each unit of the condominium develop- <br /> ment, each owner shall be required to be a member <br /> of the Homeowners ' Association, shall be assessed a <br /> sufficient sum to adequately provide for the <br /> maintenance and operation of the aforementioned <br /> common areas, structures and facilities, and shall <br /> have an assessment of the Association placed as <br /> a lien against his property if not paid. <br /> b. That all sanitary and storm drain facilities located <br /> on the subject property be under private ownership. <br /> c. That the water system improvements as required <br /> by the Public Works Department be installed to <br /> City standards and dedicated to the City for <br /> acceptance and maintenance. j <br /> d. That the design of all sanitary, storm drain, and <br /> water facilities, including easements, be approved <br /> by the Public Works Department. <br /> e. That the existing asphalt sidewalk along Woodside <br /> Road be replaced with a concrete sidewalk. <br /> f. That a total of 88 parking spaces be provided <br /> on the subject property. <br /> • <br /> g.
