City Draft <br /> b/28113 <br /> specifications approved by the City ("Approved Plans'') for unoccupied <br /> office space in a shell condition. All such systems sha11 be in good <br /> working order; <br /> (ia)The area intended for interior improvements shall be clean and free <br /> fram any debris and material (unless tenant irnprovement work has <br /> cornmenced on the Site prior to Project Completion); <br /> {iii}Completed lobby level rnen's and women's toi�et rooms and other <br /> comrnon area rooms, if amd as noted on the Appmved Plans; <br /> (iv) Completed elevators, including call buttons. One elevator per <br /> building shall be operational and permitted through Cal OSHA for <br /> temporary use as a construction elevator. All other elevators sha11 be <br /> camplete and ready for Cal OSHA inspection pending completion of the <br /> tenant improvement scope of work; <br /> (v) Completed elactricalltelephone rooms with code compliant <br /> transformers and distribution panels with breakers per the Approved <br /> Plans; <br /> (vi) Completed glazing at all floors, including fire safing at the perimeter <br /> and at all floors, to allow Developer to commezace with wa111ayout at each <br /> floor. Builcfing shall be in a"weatherproofl'condition; <br /> (vii) Completed HVAC medium press�re vertical duct work. The loop on <br /> each floor shall be stubbed just outside the building core; <br /> (viii) All stairwells completed with all lighting and required f re and life <br /> safety systems; <br /> (ix) Completed conduit stubs for telecommunications �ines from the <br /> MPOE(i.e., rnain point of en.try); <br /> (x) Mechanical equipment room/penthouse completed, incZuding fans and <br /> equipment along the hot water piping loop distributed on each floor. The <br /> Ioog on each floor shall be stubbed just outside of the building core; <br /> (xi) Fire sprinklers: Temporary and permanent protection consisting of <br /> rnains, laterals and uprights, installed according to the Approved Plans; <br /> (xii) Fire alarm and comnzunications system for f re alarm installed <br /> according ta the Approvea Plans; <br /> (xiii) Site work shall be completed enough to allow access to all of the <br /> building for a11 trades; and <br /> (xiv) Comple�ion of the parkiz�g garage improvements for full occupancy, <br /> $2483.00 0 09175 7 1 3 1 2.10 36 <br />
