8.A. - Page 485 <br />Exhibit I <br />Metropolitan Group Consultant Report, July 17, 2011 <br />• Defined "Neighborhood" for reviewing house sizes as homes within, a 300 foot <br />radius of the Laurel Way project. <br />• The Metropolitan Group used 2 cities, Los Gatos and Saratoga, as comparison but <br />both were in Santa Clara County and not in San Mateo County. <br />• Consultant report (Footnote 1) states that Saratoga's FAR would allow house size <br />minimums of 2,400 sgft. <br />• The M group data showed an average house size of 2,643 sq. ft. based on updated <br />2011 data from the SM County Assessor's Office. Use of older data from the <br />2009 SM County Assessor's Office resulted in a smaller average of 2,141. <br />Average house size was therefore characterized as a "range" between 2,141 and <br />2,643. <br />• If 2,643 square feet of living space is the current average, adding an average 450 <br />sq ft for garage yields total house size of 3,100 square feet. <br />• The consultant did not review all parcels within the RH zone but rather houses in <br />the "neighborhood." <br />
