8.B. - Page 17 <br /> SECTION 3.0 PROJECT DESCRIPTION <br /> For the purpose of this project discussion, Valota Road will be considered `north,' and Redwood <br /> Creek will be considered `south' when describing the locations of characteristic features on and <br /> around the project site. <br /> The project site is a 31,107 square foot(s�parcel bound by Valota Road to the north, single-family <br /> housing to the east and west, and Redwood Creek to the south and west. The northern half of the <br /> project site is currently developed with a one-story single-family residence, a gravel driveway, an <br /> approximately 225 sf parking area, and landscaping. The gravel driveway enters the site off of <br /> Valota Road and runs north-south near the western border of the project site to the parking area, <br /> which is located behind the residence. The southern half of the site is used for gardening and is <br /> developed with pavement remnants associated with a former carport, a gazebo, fruit trees, and <br /> gardening beds. Figure 3 shows the project site in its e�sting conditions. An aerial of the site is <br /> provided on page 50 (Figure 8). <br /> The proposed project would remove the existing single-family residence and associated <br /> improvements and subdivide the property into five lots. The lot sizes would range from 5,302 to <br /> 8,415 sf and would include portions of the proposed private roadway for Lots 2 through 4. Each lot <br /> would have reciprocating easements over the private road. The square footages of Lots 3, 4, and 5 <br /> include Redwood Creek or a portion thereo£ The project would include the construction of a <br /> detached two-story single-family residence with an attached two-car garage on each of the five lots, <br /> for a total of five new dwelling units on the property (see Figure 4). The residences would be <br /> constructed based upon two different floor plans,Plan One and Plan Two. Plan One would be <br /> constructed on Lots 2 and 4 (see Figure 5), and Plan Two would be constructed on Lots 1, 3, and 5 <br /> (see Figure 6). The ma�mum height of the dwelling units would vary between 25.5 and 27 feet. <br /> Lot 1 would be accessed from a 16-foot wide private driveway off of Valota Road. The Lot 1 <br /> driveway would be constructed over property measuring 1,071 s£ The property was acquired from <br /> the City through a right-of-way (ROW) abandonment in September, 20ll. Lots 2 through 5 would <br /> be accessed from a 16-foot wide,two-way private roadway off of Valota Road. The roadway would <br /> run along the eastern boundary of the project site. A four-foot wide walkway would be located along <br /> the western side of the roadway to provide pedestrian access to the residences. <br /> In the vicinity of the project site Redwood Creek flows through an approximately eight-foot deep <br /> concrete lined drainage channel. Storm water from the project site would be filtered through <br /> bioswales' located between the residences and then routed to a detention pipe located along the rear <br /> of the properties.� The water would be discharged through an outlet into the Redwood Creek <br /> drainage channel. The outlet would be subject to the jurisdiction of Redwood City. <br /> The City adopted a Green Building Ordinance in 2009 that establishes building construction <br /> guidelines related to sustainable site development,water savings, energy efficiency, materials <br /> selection, and indoor environmental quality. The project would be constructed in accordance with <br /> the City's Green Building Ordinance. The project site is currently designated Residential Medium <br /> (20 DU/AC Max) in the Redwood City General Plan, and zoned R-2 Residential-Duplex. <br /> i Bioswales are landscape elements designed to remove silt and pollution from surface runoff water. <br /> �Bioswales would be maintained by property owners through the conditions of a Stormwater Treatment Measures <br /> Maintenance Agreement and would be subject to a yearly inspection by the City. <br /> 1410 Valota Road Residential Project 5 Initial Study <br /> Redwood City January 2012 <br />
