8.B. - Page 62 <br /> 4.10 LAND USE <br /> 4.10.1 Existin� Settin� <br /> 4.10.1.1 Project Site <br /> The project site is located at 1410 Valota Road on a 31,107 (0.71 acre)parcel. The front of the <br /> parcel (closest to Valota Road)is developed with a single-family, one-story residence. A lawn, a <br /> walkway, and other landscaping are located in front of the house, and an enclosed side-yard is <br /> located on the east side of the house. A driveway enters the site from Valota Road along the western <br /> border of the site. The driveway leads to a 225 sf parking area at the south side of the residence. An <br /> enclosed walkway that leads from the residence to a garage borders the parking area to the east. <br /> South of the parking area is a fence that separates the front half of the property from the back half. <br /> The back half of the property is comprised of mostly fruit trees,garden beds, and weeds. The only <br /> structure standing in the back half of the property is a wooden gazebo. Building materials from a <br /> former carport are stockpiled in the northwestern portion of the back half of the site. The pavement <br /> associated with the carport is still in place. <br /> Figure 3 shows the e�sting conditions at the project site. <br /> 4.10.1.2 Surrounding Land Uses <br /> The project site is located in a residential neighborhood with one- and two-story single-family <br /> residences intermixed with some multi-family residences. The project site is bound by Valota Road <br /> to the north,two-story single-family residences to the east, Redwood Creek to the south/west and a <br /> single-family residence to the west. South and west of the creek are more single-family residences. <br /> As mentioned above, Redwood Creek runs along the southern and a portion of the western side of the <br /> project site. The square footages of Lots 3, 4, and 5 include Redwood Creek or a portion thereof. <br /> The creek is concrete lined in the vicinity of the project site and does not support a riparian zone. <br /> Figure 8 shows the project site and surrounding land uses. <br /> 4.10.1.3 Existing Land Use Designation and Zoning <br /> The City of Redwood City General Plan is an adopted statement of goals and policies for the future <br /> character and quality of development of the community. The Zoning Ordinance establishes various <br /> districts within the City and specifies the lawful uses within the districts to encourage the most <br /> appropriate use of land within the City. The project site is currently designated Residential Medium <br /> (20 DU/AC Max)under Redwood City's adopted General Plan and zoned R-2 Residential-Duplex. <br /> 1410 Valota Road Residential Project 50 Initial Study <br /> Redwood City January 2012 <br />
