 Valota Road 5-Lot Residential Development Decer$B - Page 131

4. The previously-overexcavated material can be re-used as f 11 provided that it is ceared of
ezcessve quantities of arganics ax other potentially deleterzous rnaterials. The f 11 should
be placd in moisture conditioned lifts not exceeding 8 znches in non-conapacted
thickness. The fill should be compacted to a minimum of 90 percent of maximum dry
density.
5. If fill is to be irriported for general use at the site, the fill should be carse gra.ned (ASTM
D 2487-Ob) with a plasticity index (ASTM D 431$-OS) of 15 or less. Proposed impored
soils should be evaluated by a representative of Earth Systems Pacific befare being
transported to tle szte, azd an azi intermittent basis during placement on the site.
6. In areas to be paved, the upper 8 incles of subgrade soil should be campacted to a
minimum 90 percent of maximum dry density. The aggregate base courses should be
compacted to a minimum 95 percent of maximun dry density. The subgrade and base
should be firm arad unyied'zng when proofrolled with heavy,rzbber-tired equipment priar
to paving. The pavezzent subgrade soils should be periodically moFStened as necessary
prior to placement of the aggregate base to znaintain te soil rnoisture content near
optinum.
7. Due to the fine-grained nature of tie upper soils, and depencing on moisture conditions at
the time of constructior, there is a potential for the soils to become unstable during
grading. Unstable sails hznder compactive effort ard are inappropriate for placement of
additional I. Alterzatzve ta correct instability izclude aeration to dry the soils, ime
treatment, and the use ogravel ox geotextiles as stabiizing m.easures. Recommendations
fox stabilizatipn should be provided by a representative of Eart Systems Pacific, as
needed, during constction.
8. Cut and fill slopes should rzot be steeper tharF 2:1, measxed korizontally to vertically.
Foundations
1. Due to the presence of expansive soil on the site the proposed residences shonld be
supported by either post-tensioned slabs or stru.ctural mat foundations.
2. f a post-tensioned slab is to be utilized, the post-tensioned slab should be designed in
accordance with tne provisions of the California Building Code and the rcornrnendations
of the Post-Tensioning Instiute. The following design criteria were based on
11
