<br /> The distinction between "buildable" and "livable" square feet is important. As previously
<br /> stated, the Planning Commission's actions guarantee at least 2,000 square feet of
<br /> livable space.3 This will generally allow homes with a minimum of approximately 2,400
<br /> buildable square feet (assuming a 400 square foot garage). With this assumption, the
<br /> Planning Commission's action will allow an average home size of approximately 2,638
<br /> square feet of buildable space. (In its appeal, the applicant calculates that Condition
<br /> No. 19 as adopted by the Commission will allow an average home size of only 2,502
<br /> square feet, but this calculation understates the minimum development allowed under
<br /> 3 Article 33 of the Redwood City Zoning Ordinance, Section 33.16, Nonconforming Parking —Single-
<br /> Family Residential, provides a specific reference to the term "living area"when restricting home sizes to
<br /> 2,000 square feet, Living Area is consider synonymous with "livable space" for these purposes.
