7.2.B. - Page 20 <br /> Belmont —The R-1 H zoning of Belmont is most closely related to Redwood City's RH <br /> Zoning District, in that it establishes larger minimum lots sizes, and has therefore been <br /> used with this analysis. When calculated using the Laurel Way Joint Venture lot sizes <br /> and slopes, the average home size for the project would yield 3,234 square feet. A full <br /> table of home sizes using the Belmont formula on the LWJV lots is provided at the end <br /> of this report, see Table 2. <br /> Menlo Park - The City of Menlo Park allows for a Floor Area Limit (FAL) for single-family <br /> residential lots with greater than 7,000 square feet of area 2,800 square feet plus 25 <br /> percent of the difference between the lot area and 7,000 square feet. [2,800 + .25 x (Lot <br /> size) — 7,000]. When calculated using the Laurel Way Joint Venture lot sizes the <br /> average home sizes for the project would be 3,613 square feet. A full table of home <br /> sizes using the Menlo Park formula on the LWJV lots is provided at the end of this <br /> report, see Table 3. <br /> Palo Alto — The City of Palo Alto allows for a Gross Floor Area based on 45% of the first <br /> 5,000 square feet of lot area plus 30% of any portion of lot area in excess of 5,000 <br /> square feet, with a maximum of 6,000 square feet regardless of the size of the lot. <br /> When calculated using the Laurel Way Joint Venture lot sizes the average home sizes <br /> for the project would be 3,693 square feet. <br /> San Mateo — The City of San Mateo allows a Floor Area Ratio of 0.4 for parcels less <br /> than or equal to 10,000 square feet in the R1-A District, plus 0.2 for additional parcel <br /> area over 10,000 square feet. For properties in the R1-B and R1-C District the FAR is <br /> 0.5 for parcels less than or equal to 6,000 square feet, plus 0.2 for additional parcel <br /> area over 6,000 square feet. In no case shall more than 6,000 square feet of total floor <br /> area be permitted in residential use. The R1-A District is most closely related to the <br /> subject properties. When calculated using the Laurel Way Joint Venture lot sizes the <br /> average home sizes for the project would be 3,726 square feet. <br /> San Car/os — The City of San Carlos has prepared some draft regulations that as <br /> proposed would establish a maximum residential floor area of 3,000 square feet for lots <br /> less than 7,500 square feet. For properties larger than 7,500 square feet a slide scale <br /> has been proposed: 0.4 for lot area up to 8,000 square feet, 0.3 for the portion of lot <br /> area between 8,001 square feet and 12,000 square feet, 0.2 for the portion of lot over <br /> 12,001 square feet. When calculated using the Laurel Way Joint Venture lot sizes the <br /> average home sizes for the project would be 3,875 square feet. <br /> Burlingame — The City of Burlingame has established an FAR for a variety of conditions, <br /> i.e. interior lots with attached garages, with detached garages; corner lots with attached <br /> garages, with detached garages. The FAR for interior lots with attached garages most <br /> closely resembles this project and therefore has been uses, i.e. 32 percent plus 1,100 <br /> square feet. Burlingame also establishes a maximum single-family residential house <br /> size of 8,000 square feet. When calculated using the Laurel Way Joint Venture lot sizes <br /> the average home sizes for the project would be 4,321 square feet. <br /> Page 10 of 12 <br />
