The review process the City undertook is very similar to other projects <br /> within the Downtown area. <br /> Recommendation <br /> It is recommended that the City Council deny the Appeal and modify the Planning <br /> Commission actions considering the Initial Study Checklist and approving the Tentative <br /> Map, Condominium Permit, Planned Development Permit, and Planned Community <br /> Permit application. If Council takes this action, the Applicant may proceed with the <br /> subsequent submittal of a Final Map and a Building Permit for review by the City. <br /> ALTERNATIVES <br /> 1. Uphold the appeal thereby denying the proposed project. <br /> 2. Deny the appeal and approve the Tentative Map, Condominium Permit, Planned <br /> Development Permit and Planned Community Permit as approved by the <br /> Planning Commission. <br /> FISCAL IMPACT <br /> None anticipated.
