8.A. - Page 29 <br /> Section 2.0.3 of the Downtown Precise Plan. <br /> 2. Applicant shall implement and comply with all applicable mitigation <br /> measures described in the Environmental Impact Report (EIR) and Mitigation, <br /> Monitoring Program (MMRP) for the Downtown Precise Plan, adopted by the City <br /> Council by Resolution No. 15086 and on file with Planning Services (State <br /> Clearinghouse #2006052027). <br /> 3. The Project shall conform to the designs submitted to the Architectural <br /> Advisory Committee as revised and resubmitted on July 31 , 2013 and as further <br /> revised on November 8, 2013. <br /> 4. A "Right to Downtown Operations" disclosure must be provided to all <br /> tenants and/or condominium owners as put forth in Section 2.2.6 of the DTPP prior <br /> to signature of any lease or sales. <br /> 5. Future signage must conform to the signage regulations of Section <br /> 2.10 of the DTPP. Detailed signage plans must be submitted and approved and a <br /> Sign Permit and Building Permit issued prior to the installation or construction of <br /> any signage for the Project. <br /> 6. Applicant shall design and construct sidewalk improvements including <br /> accessible curb ramps and modifications that may be required to insure proper drainage <br /> at the northeast corner of Middlefield Road and Bradford Street and the northwest <br /> corner of Jefferson Avenue and Bradford Street. The design shall be subject to the <br /> City Engineer's approval. <br /> 7. Backflow protection on water services shall be required. The backflow <br /> preventer shall be above grade, and shall be located on private property and within <br /> the structure, accessible to the Public Works division from the outside for testing via a <br /> stainless steel cabinet door or equivalent subject to the City Engineer's approval. The <br /> cabinet shall have adequate clearance, and shall comply with all applicable standards <br /> in the Uniform Plumbing Code and the Redwood City Municipal Code. <br /> 8. No Building Permit shall be issued for the Project prior to recordation of a <br /> Parcel Map merging the four current properties into one legal lot for the Project site. <br /> Upon the approval of the Director of Community Development, permits for demolition, <br /> grading, shoring, or offsite improvements may be issued in advance of the Parcel Map <br /> being filed. <br /> 9. Development of the Project shall be subject to the payment of all <br /> applicable City fees which are payable at the time of building permit issuance, <br /> including but not limited to water and sewer capital facilities fees and installation <br /> fees, recycled water, a nd other utility connection fees.
