By motion, approve Parcel Map No. 2013-07. <br /> 2. By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with LMI Redwood City Holdings, LLC. <br /> 3. By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with LMI Redwood City Holdings, LLC. <br /> 4. By motion, approve and authorize City Manager to execute a Stormwater Treatment <br /> Measures Maintenance Agreement with LMI Redwood City Holdings, LLC. <br /> BACKGROUND <br /> On June 4, 2013, the Planning Commission approved the Vesting Tentative Map for the <br /> property (Planning Commission Resolution 13-12). The 1 .16 acre parcel previously had <br /> several small, one and two story office buildings, which will be demolished. Notice of <br /> Official Action was issued on June 25, 2013, for the subdivision. On October 7, 2013, <br /> City Council approved a partial vacation of Bradford Street, which forms one boundary <br /> of this parcel. The vacated square footage is included on Parcel Map No 2013-07. <br /> The Project will create 196 apartments and 2,975 square feet of retail space on parcels <br /> previously occupied by small office buildings. LMI Redwood City Holdings, LLC, is the <br /> Owner of Record of real property located at 601 Main Street, and is the developer <br /> responsible for the construction of all improvements on the site. <br /> ANALYSIS <br /> The parcel map and three agreements between the developer and Redwood City are <br /> proposed for the Project. The Improvement Agreement guarantees that the public <br /> improvements constructed by the developer are consistent with the city's engineering <br /> standards. The Landscape Maintenance Agreement commits the developer to maintain <br /> certain public improvements such as landscaping, lighting and public access areas. <br /> The Stormwater Treatment Maintenance Measures Agreement commits the developer <br /> to construct and maintain permanent stormwater treatment measures on-site. <br /> The owners' engineer has completed the parcel map, improvement plans, and <br /> specifications in accordance with the Redwood City Ordinances, engineering standards, <br /> and to the satisfaction of the City Engineer.
