Developer is the current fee owner of that certain real property consisting of four legal <br /> parcels totaling approximately 1.16 acres located within the City of Redwood City, County of San Mateo, <br /> State of California, described in Ez�hibit A, attached hereto and incorporated herein by reference (the <br /> "Properly"). <br /> B. On June 4, 2013,the Planning Commission of the City of Redwood City adopted, among <br /> other approvals,Resolution No. 13-12,approving the Tentative Parcel Map for an 8-story residential project <br /> consisting of 196 residential units located at 601 Main Street("ProjecY�prepared by BKF Engineers and <br /> dated April 19, 2013 (`°Pentative Map'�, subject to certain conditions of approval set forth in Resolution <br /> No. 13-12("Conditions'�. <br /> C. The Conditions require either (1) that certain public improvements far the Project be <br /> constructed priar to approval of the final parcel map ("Final Map'�, ar (2) that Developer enter into an <br /> agreement with City providing far the fubxre conshuction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for Final Map approval without <br /> having completed the required public improvements and, therefore, will enter into an agreement with City <br /> providing far the future construction and installation of such public improvements, as required by <br /> Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled Street <br /> Improvement Plans, Main+ �rshall, 601 Main Street, prepared by BKF Engineers and dated November <br /> 4, 2013 (the"Improvement Plans'�, which, in addition to other improvements, provide for certain on-site <br /> public improvements consisting of street and street light improvements, storxn drain systems, domestic <br /> water systems and sanitary sewer systems far the Project(collectively, "Improvements'�. <br /> F. Upon approval and recordation of the Final Map, the Property will be consolidated into <br /> one single legal lot to accommodate the Project. The parties acknowledge that the Property may be divided <br /> into condominium units and common area(s) in the future if issueded a condominium perxnit and map.
