RESOLUTION NO. 13-31 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br /> REDWOOD CITY UPHOLDING THE APPEAL OF NANCY KROSSE <br /> AND OVERTURNINGTHE DECISION OF THE ZONING <br /> ADMINISTRATOR WHICH CONDITIONALLY APPROVED THE <br /> PLANNED DEVELOPMENT PERMIT P02012-02 FOR 3724 LAUREL <br /> WAY PURSUANT TO THE REDWOOD CITY ZONING CODE <br /> WHEREAS, the applicant, Con Brosnan, filed an application for a Planned <br /> Development Permit to develop a vacant lot at 3724 Laurel Way ("Property") and <br /> construct a new single-family residence thereon ("Project"), in accordance with Articles <br /> 32 and 46 of the Redwood City Zoning Ordinance; and <br /> WHEREAS, on May 22, June 5 and August 7, 2013, the Zoning Administrator <br /> conducted duly noticed public hearings, in accordance with all applicable requirements <br /> of the State Planning and Zoning Law and the Redwood City Zoning Ordinance, to <br /> consider Planned Development Permit Application No. PD2012-02, and received and <br /> considered oral and documentary evidence on the application; and <br /> WHEREAS, on September 6, 2013, the Zoning Administrator issued a Notice of <br /> Official Action for Planned Development Permit PD2012-02 ("PD2012-02") determining <br /> the project to be exempt from CEQA and conditionally approving the Project, subject to <br /> minor modifications and the Conditions of Approval attached thereto; and <br /> WHEREAS, on September 23, 2013, an appeal of the Zoning Administrator's <br /> decision to approve the application for the Planned Development Permit was filed with <br /> the City Clerk by Nancy Krosse, on behalf of the Neighbors for Sensible Hillside <br /> Development ("NSHD"); and <br /> WHEREAS, on November 9, 2013, a public hearing notice was published in The <br /> Redwood City Daily News and mailed to interested parties and all property owners <br /> within 300 feet of the Property; and <br /> WHEREAS, on December 17, 2013, the Planning Commission of the City of <br /> Redwood City held a duly noticed public hearing in accordance with all applicable <br /> requirements of the State Planning and Zoning Law and the Redwood City Zoning <br /> Ordinance, to consider the appeal of the Zoning Administrator action on Planned <br /> Development Permit Application No. PD2012-02; and <br /> WHEREAS, on December 17, 2013, Appellant and Applicant and all other <br /> interested parties were given the opportunity to participate in the public hearing through <br /> oral testimony and the submittal of written comments; and <br /> ATTY/RES©.29471PC RESO UPHOLDING THE APPEAL 3724 LAUREL WAY <br /> REV: 01-14-14 JS <br /> Page I of 3 <br />
