Of the 18 eligible projects built, <br /> approved, or under review, 13 have chosen to use at least one of the FAR bonus options. Five of <br /> the projects have elected to use the affordable housing density bonus,which will lead to 141 new <br /> affordable units in the downtown area. Three projects have elected to build 3-bedroom units, <br /> creating 87 new units total. The popularity of some of the menu items, such as the eco-roofs, <br /> prompted staff to tighten the requirements in the latest round of program amendments.Also, <br /> affordable housing advocates are working with the City to explore creating an additional off-site <br /> affordable housing density bonus in collaboration with nonprofit housing developers to increase the <br /> use of the affordable housing density bonus option. <br /> There has been little public opposition to the program. Although it is difficult to know definitively, <br /> interviewees suggested that the public success of this program is perhaps due in part to the public <br /> participation in the beginning as a part of the Community Plan update. <br /> Page 7of15 <br />
