Physically divide an established community? x <br /> b. Conflict with any applicable land use plan, policy, or <br /> regulation of an agency with jurisdiction over the <br /> project (including, but not limited to,the general plan, <br /> specific plan, local coastal program, or zoning x <br /> ordinance)adopted for the purpose of avoiding or <br /> mitigating an environmental effect? <br /> c. Conflict with any applicable Habitat Conservation Plan <br /> or Natural Community Conservation Plan? x <br /> ANALYSIS: The proposed project has two primary physical components installation of pipeline in public <br /> rights-of-way, and construction of storage tank(s)/pump station. Because the pipeline would be buried <br /> and installed in existing roadways, it would not have the potential to physically divide any established <br /> communities. Any impacts from construction to adjoining land uses would be temporary and not <br /> significant. <br /> The proposed tank/pump station site would be located in an area of the City with a mixture of land uses, <br /> including the City's Police Department facility, vehicle storage, the San Mateo County work furlough <br /> program, and the Docktown marina and boat storage area. Because these facilities will be required to be <br /> screened and, in the case of the tank, partially buried, siting these facilities in this location is not <br /> anticipated to cause a disruption to this area. <br /> The project is consistent with the goals and objectives of the Redwood City General Plan and the City's <br /> 2010 Urban Water Management Plan. The project would also not conflict with any Habitat Conservation <br /> Plan, Natural Community Conservation Plan or other approved local, regional or state habitat <br /> conservation plan. <br /> 10.
