ATTACHMENT 1 <br /> 24.The applicant shall evaluate and determine whether existing water main(s) <br /> at the project frontage meet the domestic and fire flow requirements in <br /> accordance with City Code Section 38.26 and Uniform Fire Code. <br /> 25.The fire hydrant should be relocated to the public right-of-way in Oakwood <br /> Boulevard. An extension of the new public water main in the private street <br /> will not be required. <br /> 26.The project shall meet fire flow requirements as established by the Fire <br /> Department which are based on the Uniform Fire Code. Fire flow tests are <br /> typically performed during the preliminary design phase but must be <br /> completed prior to submittal of final design. Applicant shall contact the Fire <br /> Department for fire flow requirements, and then submit a written fire flow <br /> test request to Engineering. <br /> 27.The applicant shall construct the private street in general conformance <br /> with the development plan. Frontage improvements along Oakwood <br /> Boulevard West shall be completed along the project frontage prior to the <br /> development of the single-family dwellings; the scope of improvements <br /> shall generally match that shown on the tentative map but should include <br /> a concrete valley gutter in lieu of an asphalt concrete swale, and pervious <br /> pavers shall be utilized in lieu of the decomposed granite as shown. <br /> 28.New driveway approaches shall be installed in accordance with the City's <br /> Engineering Standards pursuant to City Ordinance Chapter 29, Article Ill. <br /> 29.The owner/applicant shall pay a Traffic Mitigation Fee prior to the Building <br /> Permit issuance of the single-family dwellings, based on the schedule set <br /> by Ordinance, or as determined by Traffic Study.
