<br /> . . -, <br /> <br /> Mayor Hartnett advised that the Council had received Mr. Perrone's written <br /> appeal. <br />----- <br /> Nino Perrone, 3519 Altamont Way, owner of a duplex on Madison Avenue, <br /> spoke in favor of his brother's request for a variance. Mr. Perrone said there are <br /> really not very many parcels that would be affected by granting this variance <br /> request. He said only 89 total parcels exist with similar characteristics, four on <br /> Vera and three on Madison. Mr. Perrone said lot size rather than width is most <br /> important when building a triplex. He said there was a need for high quality, <br /> larger, low density housing in Redwood City and his brother's design would be a <br /> great asset to the housing stock. He said he supported individual home owners <br /> being able to develop their properties with style and design. Mr. Perrone <br /> acknowledged this type of development would be a change for the City, but said it <br /> was an opportunity for people to improve their property, provide housing, and <br /> create something nice. He said traffic would not be adversely impacted, as there <br /> were only 89 potential developable lots in a City of 70,000 people. Mr. Perrone <br /> asked Council to look past negative comments, and accept the positive changes <br /> this beautiful design offers. <br /> Joe Perrone, 522 Sapphire, Redwood City, spoke in favor of his son's design, <br /> and asked Council to support the appeal and grant a variance. <br /> Mayor Hartnett asked if anyone else wished to speak to this issue. Council action; <br /> In response to Council questions, Senior Planner Jany advised that requests for <br /> variances are not forwarded to the Architectural Advisory Committee. The AAC <br /> generally considers commercial properties, not small residential projects, variances nor <br /> use permits. He added that staff had no problem with the design of the project, and the <br /> design was not a factor in denying the request for a variance. <br /> In further response to Vice Mayor Howard's questions, Senior Planner Jany <br /> described the concentration of similar lots in the three neighborhoods, with 59% of <br /> them in the Vera Street area.
