including but not limited to water and sewer capital facilities fees and installation <br /> fees, recycled water, other utility connection fees, and Park Impact fees. <br /> 11. The owner/applicant shall pay a Traffic Mitigation Fee based on the <br /> schedule set by Ordinance, or as determined by a Traffic Study, payable at time of <br /> building department issuance. <br /> 12. The alignment of the new water main in Winslow shall be coordinated <br /> with the current gas line work being performed by PG&E. The new water main shall <br /> have adequate clearance from the new gas main, as determined by the City <br /> Engineer. <br /> 13. The applicant will need to apply for an encroachment permit (10-year, <br /> renewable permit) for any use of the public right of way. The proposed landscape <br /> planters on Fuller shall require this permit, as will any proposed awnings or other <br /> building projections that extend into the right of way. <br /> 14. Crosswalks shall be the Continental striping design, with 24" wide <br /> stripes separated by 24" spaces. It is understood that other crosswalks in the area <br /> use the 'ladder' style markings, however, the continental striping design is the new <br /> standard and shall be used for the project. <br /> 15. The proposed bulbout at Fuller and Winslow shall be reduced so that it <br /> does not extend into the current bike lane on Winslow. <br /> 16. The curb ramp at the corner of Winslow and Brewster must have an <br /> adequate landing at the top (4' clear per ADA requirements). <br /> 17. The applicant shall demonstrate with Auto Turn or a similar program <br /> that drivers can get in and out of the parking spaces adjacent to the garage wall at <br /> the Fuller Street frontage without excessive maneuvers, to the satisfaction of the City <br /> Engineer. <br /> 18. The applicant shall demonstrate that the designated bike storage area <br /> will hold no fewer than 32 bicycles. <br /> 19. The applicant/contractor shall apply for an Encroachment Permit from <br /> the Community Development Department (COD) for work in the City public right-of- <br /> way, easements or property in which the City holds an interest. <br /> 20. The applicant shall provide all field survey data related to the project. <br /> The data shall be provided in Auto Cad drawing files. <br /> 21.
