The owner/applicant shall pay a Traffic Mitigation Fee based on the schedule set by Ordinance, or as determined by a Traffic Study, payable at time of building department issuance. 12. The alignment of the new water main in Winslow shall be coordinated with the current gas line work being performed by PG&E. The new water main shall have adequate clearance from the new gas main, as determined by the City Engineer. 13. The applicant will need to apply for an encroachment permit (10-year, renewable permit) for any use of the public right of way. The proposed landscape planters on Fuller shall require this permit, as will any proposed awnings or other building projections that extend into the right of way. 14. Crosswalks shall be the Continental striping design, with 24" wide stripes separated by 24" spaces. It is understood that other crosswalks in the area use the 'ladder' style markings, however, the continental striping design is the new standard and shall be used for the project. 15. The proposed bulbout at Fuller and Winslow shall be reduced so that it does not extend into the current bike lane on Winslow. 16. The curb ramp at the corner of Winslow and Brewster must have an adequate landing at the top (4' clear per ADA requirements). 17. The applicant shall demonstrate with Auto Turn or a similar program that drivers can get in and out of the parking spaces adjacent to the garage wall at the Fuller Street frontage without excessive maneuvers, to the satisfaction of the City Engineer. 18. The applicant shall demonstrate that the designated bike storage area will hold no fewer than 32 bicycles. 19. The applicant/contractor shall apply for an Encroachment Permit from the Community Development Department (COD) for work in the City public right-of- way, easements or property in which the City holds an interest. 20. The applicant shall provide all field survey data related to the project. The data shall be provided in Auto Cad drawing files. 21. Prior to project acceptance, the applicant shall retain a Civil Engineer to prepare "as-built" or "record" drawings, and the drawings shall be submitted in Auto Cad and TIFF formats.
