Section 35.4 provides, in pertinent part: <br /> " <br /> ... <br /> I. Lighting facilities shall be designed, controlled, and <br /> maintained so that no light source on the Property shall be of such <br /> high intensity as to cause a traffic hazard and so that no direct light <br /> source is visible from any location not on the site. No such facility <br /> shall be higher than 20 feet above finished grade." <br /> 46. The current illumination on the site does not conform to the provisions <br /> of Zon. Ord. Section 35.4.1. The existing lighting conditions on the Property are <br /> detrimental to the health, safety, convenience, and comfort of persons residing in <br /> the vicinity of the Property and the public. The lighting of the service station on <br /> the Property should conform to the provisions of said Section 35.4.1. <br /> 47. Signs installed, painted, or otherwise provided on the Property do not <br /> comply with the City's sign regulations with particular reference to area of <br /> coverage of widow signs and the installation of a free-standing sign in addition to <br /> that heretofore permitted under prior use permits. <br /> '-' 48. The Owner contends that the "existing sign" has been in place since <br /> 1982 and that it, therefore, was permitted. Said contention is not responsive to <br /> the aforesaid conditions. <br /> 49. Zon. Ord. Section 35.5 provides: <br /> "a. The design of all permanent signs shall be approved by <br /> the Zoning Administrator and shall comply with the Redwood City <br /> Code relating to advertising signs. <br /> b. There shall be no signs, banners, pennants, flags, <br /> spinners, or any such similar attracting device displayed at anytime, <br /> which have not been approved by the Zoning Administrator. . . . <br /> There shall be no A-frame or portable-type signs allowed on service <br /> stations sites. All signs and attracting devices of a non-permanent <br /> nature which are on any service station site upon the effective date <br /> of this section and which have not been approved by the Zoning <br /> Administrator shall, within 90 days after said effective date, be <br /> removed or otherwise made to comply with the provisions of this <br /> section." <br /> - MINUTE BOOK NO. 55 <br /> Page No. 041 <br /> Fndgs.3 <br />
