planning documents relating to the Project and the property including the City's General <br /> Plan, Municipal Code, and other applicable City laws and regulations, have together <br /> served as an adequate and appropriate evidentiary basis for the findings and actions <br /> set forth in this Resolution. <br /> Section 2. The Planning Commission finds that the project is categorically exempt from <br /> the California Environmental Quality Act pursuant to Section 15315, Class 15 for Minor <br /> Land Divisions. <br /> Section 3 . The Planning Commission finds that: <br /> A. The proposed subdivision is consistent with the City's General Plan and Zoning <br /> Code. The proposed subdivision will correct the issue of having two (2) single <br /> family homes on a single R-1 lot. The proposed subdivision meets all of the <br /> development standards for the R-1 zoning district, and is consistent with parking <br /> requirements as described in Articles 30 and 36. All required subdivision <br /> improvements that don't already exist will be made. <br /> B. The site is located within a residentially zoned neighborhood and is suited for <br /> residential purposes. The density will not increase as the two single family <br /> homes already exist. <br /> C. The subject site is already fully developed with two houses and related <br /> residential improvements. The proposed project is to subdivide one residential <br /> lot into two residential lots, each containing one existing house. The project will <br /> not cause substantial environmental damage or serious public health problems. <br /> D. The proposed subdivision will not conflict with any essential public easements or <br /> access. <br /> E. The proposed project will serve the public interest by bringing an existing non- <br /> conforming property into conformance, or closer to conformance with respect to <br /> parking, with today's Zoning Ordinance. <br /> Section 4. The Tentative Parcel Map is hereby approved based on the Planning <br /> Commission's consideration and in accordance with the plans, details and descriptions <br /> contained therein, attached hereto and incorporated herein by reference, and subject to <br /> the following Conditions of Approval: <br /> Conditions of Approval: <br /> 1.
