ATTACHMENT 1 <br /> which the Planning Commission has based its decision are <br /> located in and may be obtained from, the Office of the City <br /> Clerk at 1017 Middlefield Road, Redwood City, California. The <br /> City Clerk is the custodian of records for all matters before the <br /> City. <br /> Section 3. Planned Community Permit PC2014-01: The Planning <br /> Commission finds that: <br /> a. The project and improvements proposed by Planned <br /> Community Permit Application No. PC2014-01 are consistent <br /> with, conform' to the intent of, and will appropriately implement <br /> the Peninsula Park Precise Plan for the One Marina Hotel <br /> Project at 650 Bair Island Road; and <br /> b. The establishment, maintenance and operation of the project <br /> and improvements proposed by Planned Community Permit <br /> No. PC2014-01 will not, under the circumstances of this <br /> particular case, be detrimental to the health, safety peace, <br /> morals, or general welfare of persons residing or working in the <br /> neighborhood of the project, or be detrimental or injurious to <br /> property or improvements in the neighborhood of the project, or <br /> to the general welfare of the City, because the project has been <br /> found to be consistent with the community goals established in <br /> the City's General Plan and Zoning Ordinance; and <br /> c. The Project and improvements generally comply with all <br /> applicable standards of the Peninsula Park Precise Plan; and <br /> Section 4. The Planned Community Permit is hereby approved based on the <br /> Planning Commission's consideration and reliance on the Initial Study (IS) and EIR <br /> and Addendum No. 2 for the Precise Plan and in accordance with the plans, details <br /> and descriptions contained therein, attached hereto and incorporated herein by <br /> reference, and subject to the following Conditions of Approval: <br /> CONDITIONS OF AP"ROVAL: <br /> 1. Applicant shall insure that all improvements substantially conform to <br /> the project plans, prepared by Architectural Dimensions, submitted on March 3, <br /> 2014, and related information submitted by Applicant, on file with Planning Services. <br /> All modifications to said approved plans must be submitted to the Planning Division <br /> for review and approval prior to the issuance of a Building Permit.
