By motion, approve the Final Map for 755 Brewster. <br /> 2. By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with Classic RWC 1856, L.P., a California limited partnership. <br /> 3. By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with Classic RWC 1856, L.P., a California limited <br /> partnership. <br /> 4. By motion, approve and authorize the City Manager to execute a Stormwater <br /> Treatment Measures Maintenance Agreement with Classic RWC 1856, L.P., a <br /> California limited partnership. <br /> BACKGROUND <br /> Classic RWC 1856, L.P., a California limited partnership, is the Owner of Record of real <br /> property located at 755 Brewster and is the developer responsible for the construction <br /> of all improvements on the site. The Developer will merge 735 Brewster Street, <br /> 303/313 Fuller Street, and 321 Fuller Street into one legal parcel known as 755 <br /> Brewster and subsequently subdivide pursuant to a Condominium Plan to create a new <br /> development consisting of 18 detached, single-family condominium units and common <br /> areas. <br /> On April 16, 2013, the Planning Commission considered the initial study in accordance <br /> with the requirement of the California Environmental Quality Act. On that same date the <br /> Planning Commission granted approval of a tentative map, condominium permit, <br /> planned development permit, and a planned community permit pursuant to the <br /> California Subdivision Map Act, the City's Municipal Code, and the City's Zoning <br /> Ordinance (Planning Commission Resolution No. 13-06). <br /> ANALYSIS <br /> The Owner's engineer, BKF Engineers, has completed the final map, improvement <br /> plans, and specifications in accordance with the City's Standards and to the satisfaction <br /> of the City Engineer. Site improvements are specified in the Improvement Agreement <br /> and include street trees, landscaping, and irrigation system. Staff has also reviewed the <br /> CC&R document (see Attachment 6 for the City-approved CC&Rs). The Developer is <br />
