Developer is the current fee owner of that certain real property consisting of <br /> approximately 1_1 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in xhibit A attached hereto and incorporated herein by reference(the"Propert�'). <br /> B. On March 5, 2014, the Planning Commission of the City of Redwood City adopted, <br /> among other approvals, Resolution No. 14-03, approving the Vesting Tentative Map for Rossi Lane <br /> ("Project'�,prepared by MacLeod&Associates and dated January 22,2014("Tentative Map"),subject to <br /> certain conditions of approval("Conditions"). <br /> C . The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an <br /> ageement with City providing for the future construction of such public improvements. <br /> D . Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and, therefore,will enter into an agreement <br /> with City providing for the future construction and installation of such public improvements,as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled 318-330 <br /> Oakwood Boulevard West Improvement Plans,prepared by MacLeod&Associates and dated September <br /> 9,2014 (the"Improvement Plans"),which,in addition to other improvements,provide for certain on-site <br /> public improvements consisting of street improvements,storm drain systems,domestic water systems and <br /> sanitary sewer systems for the Project(collectively,"Improvements"). <br /> F, Upon approval and recordarion of the Finai Map, the Property will be divided into six <br /> residentiallots,hereinafter referred to as the"Residential Parcels",each of which contains a portion of a <br /> Private Street.
