Developer is the current fee owner of that cert�in real pmperty consisting of <br /> approximately U.239 acres located within the City of Redwood City, County of San Mateo, State of <br /> Califomia,described in a ' 't attached hereto and incorporated herein by reference(the"Propert}�'). <br /> B. On September 17, 2014, the Planning Commission of the City of Redwood City <br /> approved the Tentative Parcel M�p far the prc�perty at i092 Second Ave ("Project"), prepared by Pat <br /> McNulty and dated May 28, 2014 ("Tentative Map"), subject to certain conditions of approval <br /> ("Conditions"). <br /> C . The Conditions require either (1) that certain public improvements far the Praject be <br /> constructed prior to appmval of the Parcel map("FinaUParcel Map"), or(2)that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D . Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and, therefore,will enter into an�greement <br /> with City providing for the future constiuction and installation of such public improvements, as required <br /> by Government Code section 66462(ax 1). <br /> E. Developer has submitted to City plans,specifications and dr�wings entitled 1092 Second <br /> Avenue Subdivision Improvement Plans, prepared by Clifford Bechtel and dated March 19, 2015 (the <br /> "Irnprovement Plans"), which, in addition to other improvements, provide for certain on-sitc public <br /> improvements consisting of street and street light improvements, storm drain systems, domestic water <br /> systems and sanitary sewer systems for the Project(collectively,"Improvements"). <br /> F.
