Developer is the current fee owner of that certain real property consisting of <br /> approximately 0.7 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in xhibit attached hereto and incorporated herein by reference(the"Propert�'). <br /> B. On November 16,2015,the City Council of the City of Redwood City adopted,among <br /> other approvals,Resolution No. 15458,approving the Vesting Tentative Map for the 601 Marshall Street <br /> Project ("Project"), prepared by BKF Engineers and dated June 5, 2015 ("Tentative Map"), subject to <br /> certain condirions of approval("Conditions"). <br /> C . The Conditions require either (1) that certain public improvements for the Proj ect be <br /> constructed prior to approval of the parcel map ("Final Map"), or (2) that.Developer enter into an <br /> agreement with City providing for the future construcrion of such public improvements. <br /> D . Developer has submitted the Final Map and applied to City for Final Map approvai <br /> without having completed the required public improvements and, therefore,will enter into an agreement <br /> with City providing for the future construction and installation of such public imgrovements, as required <br /> by Government Code section 66462(ax 1). . <br /> E. Developer has submitted to City, and City has approved, plans, specifications and <br /> wings entitled Improvement Plans for 601 Marshall Street, prepared by BKF Engineers �nd dated <br /> 2�', 20.j�p(the "Improvement Plans"), wlrich, in �.ddition to other improvements, provide for <br /> certain on-site public improvements consisting of street and street light impmvements, storm drain <br /> systems, domestic water systetns and sanitary sewer systems for the Project (collectively, <br /> •`Improvements"). <br /> F.
