Declarant is the owner of certain real property commonly known as 2075 <br />Broadway Street, Redwood City, San Mateo County, California (APN 053-131-200) as <br />more particularly described in Exhibit A attached hereto (the "Property"). <br />B. The Property is situated in between the following two legal parcels: (1) <br />certain real property commonly known as 2065 Broadway Street Redwood City; San Mateo <br />County, California (APN 053-131-150) as more particularly described in Exhibit B attached <br />hereto (the "2065 Broadway Street"); and (2) certain real property commonly known as 837 <br />Jefferson Avenue Redwood City, San Mateo County, California (APN 053-131-180) as <br />more particularly described in Exhibit C attached hereto (the "837 Jefferson Avenue") <br />C. Declarant has received planning approval from the City of Redwood City <br />("City") to construct a four story, mixed-use building (the "Building") on the Property <br />with zero side yard setbacks for the first and second stories. <br />D. Plans for the Building include window openings on the sides of the <br />Building facing 2065 Broadway Street and 837 Jefferson Avenue (the "Openings"), <br />with specialized shutters that would comply with the fire safety rating requirements of <br />the current California Building Code by approval of an Alternative Materials and <br />
